We operate two thriving companies in the Sussex area: J.M. Robins Construction Ltd (JMRC), a residential construction company specializing in townhomes, attached homes, and custom homes and Robins Interiors & Design, providing interior products and installation services to builders and homeowners throughout the Sussex to Saint John corridor.

The Opportunity



You'll be the Project Manager for a growing residential construction company, with direct access to ownership and the opportunity to shape how we manage projects. You'll have the autonomy to implement systems that work, the authority to make decisions, and the support of an experienced team including a dedicated Site Superintendent, Operations Manager, and full administrative support.

What You'll Do



Estimating & Bidding: Prepare detailed estimates and quotes for residential construction projects (townhomes, attached homes, custom builds, renovations, finishes installations)

Project Planning: Develop project schedules, coordinate permitting, plan material procurement, coordinate with trades

Pre-Construction: Handle all pre-construction activities including permits, specifications, material lists, subcontractor coordination

Budget Management: Manage project budgets, track costs, handle change orders, ensure profitability

Schedule Management: Create and maintain construction schedules, coordinate trades, ensure timely project completion

Material Coordination: Work with our Product Coordinator to ensure materials are ordered and delivered on time

Client Communication: Be the primary contact for clients during construction, manage expectations, provide regular updates

Site Supervision Coordination: Work closely with our Site Superintendent to ensure quality work and adherence to plans

Subcontractor Management: Coordinate and manage relationships with electricians, plumbers, HVAC, and other trades

Problem Solving: Address issues as they arise, make decisions, keep projects moving forward

Documentation: Maintain project files, contracts, change orders, and close-out documentation

What You Need to Succeed

REQUIRED:

Minimum 5 years of residential construction project management experience

Proven experience managing projects from estimate through completion

Strong estimating and takeoff skills

Experience coordinating multiple trades and subcontractors

Solid understanding of residential construction methods, building codes, and best practices

Excellent communication skills - you'll be talking to homebuyers, trades, suppliers, and ownership daily

Strong organizational skills and attention to detail

Ability to read and interpret construction drawings and specifications

Proficiency with construction management and takeoff software ( Buildertrend)

Valid driver's license and reliable transportation

Ability to work independently and make sound decisions

CONSIDERED (Commercial PM with Residential Crossover):

Multi-unit residential or mixed-use commercial/residential experience

Light commercial work with similar scope/scale to residential (community centers, small retail)

Strong estimating background in any construction sector

Proven ability to adapt and learn new building types

Note: If your commercial experience is primarily industrial, heavy civil, or large-scale commercial, this role is probably not a good fit. We're looking for someone who understands the residential customer experience and the level of finish quality homebuyers expect.
