As the company continues to grow, an opportunity now exists for a Project Manager to join our team!
& Responsibilities:
Development Management
Develop and manage the development process from initial acquisitions due diligence, budget, feasibility analysis, to design, rezoning, negotiating, and working with city planners to achieve optimal project objectives,
Sourcing, screening, and hiring of external Architect and consultants and professionals for the development
Lead/attend consultant design meetings
Review Architect's and consultant's design drawings and communicate/negotiate company project objectives with the design team to be achieved through the drawings
Work with other departments such as accounting, property management, financing, sales & marketing, etc to move the development forward
Project Management
Site visits to inspect quality of construction and meeting schedule
Lead/attend regular site meetings with the builder and selected consultants
Responsible for the sourcing and negotiation of builders/general contractors to build our developments.
Negotiate the contracts including terms and conditions
Management and minimization of change orders from GC
Ensure that all contractual obligations of the project are understood and met by all parties.
Oversees all aspects of construction of our developments under construction
Prepares, reviews and distributes the detailed project schedule.
Monitors each project's status and understands overall objective.
Responsible for proper administration of construction contracts and for obtaining all permits and licenses.
Review contract proposals, negotiates and thoroughly understands obligations and specifications for the best pricing and methods of cost control.
Required Skills & Qualifications:
construction knowledge for multifamily;
organize and make the construction schedules;
make budget and check the invoices from subtrades
Strong computer skills and proficiency in MS office applications
Undergraduate degree in Construction/Engineering
have subtrades and suppliers resources
at least one finished successful multifamily project
