We are now looking for a Project Manager to complete our Restoration and Waterproofing team. The Project Manager is responsible for quoting projects, project implementation and execution of the project to completion. They work closely with the Owner and project team to ensure projects are timely, within budgets, with adherence to specifications and safety protocols at all times.

Leadership
Provide leadership, mentor, and oversee direct reports, including recruitment and selection, training and performance management, etc.
Ensure direct reports have the tools, knowledge, and training to perform their roles.
Follow the guidelines of the human resources policies, procedures, and practices.
Coordinator employee holiday schedule to ensure demands of the business are met.
Strengthen internal communication with staff at all levels throughout the organization, creating a positive and supportive work environment.
Liaison with external stakeholders, client, etc.
Allocate work to Project Assistant and follow up with progress.
Build relationships with clients to develop lasting work opportunities.
Quotes, Reports, Proposals and Tender
Review job specifications, drawings, and technical interpretation of work to understand timelines of prospective projects. Use past experience and history of other projects to determine suitability for Allstar Restoration.
Create job costing analysis to determine breakdown of labour and supplies cost, related to expected viability and profit of projects.
Respond to RFQ and tenders, attend site meetings and quote on potential projects.
Develops the full scope of services for the entire project.
Creates and finalizes resource need timelines, manpower, projected timelines and milestones, and define detailed project tasks and work orders.
Review estimates and proposals created by the Project Assistant prior to submitting proposal to the client or final review with the owner.
Review building envelope reports and investigation reports created by the Project Assistant prior to submitting proposal to the client or final review with the owner.
Build project and pricing library, including tender results to create history archives.
Review completed projects, efficiencies and deficiencies to build on future quotes and processes required.
Project Management
Conduct initial project planning meeting with the assigned Operations Manager, and Safety Manager to review the scope of services and what resources and quantities are expected to be needed, including equipment, manpower and safety planning.
Addresses client needs as the job progresses.
Ensure operation of projects are being completed, documented, and communicated properly to all parties. This includes the client, the project team, and all stakeholders on the project.
Ensure projects are being completed in accordance with scope, specifications, drawings and site directives and site instructions.
Manage project schedule, manpower planning, supplies and services, etc.
Visit site as needed and be available to client when needed.
Review project progress with the division president weekly and discuss possible risks and concerns.
Financial and Administrative Management
Create timeline for invoicing of projects.
Create construction contracts and obtain statutory declaration from Notary of Public.
Create monthly progress draws on larger projects - determine % of project completion, submit schedule of value to consultant for approval, provide project invoicing package including WCB clearance letter, schedule updates and stat decs.
Create labour and material job invoices and job costing report to create invoices for small to medium size jobs.
Set up clients who have specific compatible accounting software and upload invoices to specific systems.
Update WorkSafe BC clearance letter, GST number, certificate of insurance, and etc. in specific clients portal to comply and maintain credentials.
Review profitability of completed projects with the division president.
Determine profit sharing analysis based on job costing, expenses and overall profitability to determine profit sharing bonus.
Use the job costing report as a tool for performance reviews with the Superintendents.
Education and Work Experience:
Post-secondary education or formal training in building science, engineering, project or construction management.
5 years industrial restoration and project management experience.
5 years experience quoting on construction and restoration projects.
Knowledge, Skills and Abilities:
Familiar with industrial construction methods and practices including workforce planning.
Understanding of blueprints and industrial documents with the ability to complete projects on time and on budget.
Knowledge of construction costs and budgets.
Advanced problem-solving skills including proper handling of complex scheduling issues, demanding client requests to align with project management.
Excellent presentation skills which may include detailed presentation/update of project progress and issues to Owners, as well as communication at the worksite to assigned project team.
Detailed oriented with an emphasis on project management.
Exceptional organizational skills to ensure proper workforce utilization, documentation completion, and overall time management.
Effective interpersonal skills with the ability to maintain effective working relationships.
Ability to communicate effectively both verbally and in writing.
Demonstrated ability to work effectively, both independently and as part of a team.
Advanced skills with MS Office (Word, Excel, and Outlook), database and Internet Browsers.
