Join Goodway Homes and Build the Future of Sustainable Living! Goodway Homes, a prefab company in Malakwa, BC, is seeking an experienced Lead Project Manager to join our team. We are dedicated to sustainable building practices through off-site construction techniques, primarily modular assembly methods.

Position Summary


The Lead Project Manager oversees all project managers and those respective projects, from concept through completion. This role is responsible for managing resources, budgets, schedules, and personnel to ensure that every project is completed on time, within budget, and to the highest quality standards.

You'll act as the primary point of contact for clients, consultants, trades, and internal teams, ensuring clear communication and smooth coordination throughout each phase of construction.

Key Responsibilities



Project & Financial Management



Prepare, develop, and finalize detailed project estimates and budgets using hard bid, design-build, and conceptual estimating methods. Engage trade partners and vendors early in the estimating and planning stages. Establish and manage project cost controls, cash flow projections, and financial forecasts. Review and understand owner and subcontractor contracts, ensuring all obligations and objectives are met. Lead contract negotiation, pre-contract reviews, change orders, and project documentation. Track and manage project extras, RFIs, and approved changes to ensure profitability and compliance. Review drawings and specifications to assess constructability, materials, and construction methods. Track project progress, identify potential delays, and proactively adjust schedules. Coordinate with design consultants, inspectors, and municipal officials to maintain approvals and regulatory compliance. Facilitate weekly project meetings covering budgets, schedules, quality, and safety. Serve as the main point of contact for clients and consultants throughout the project lifecycle. Provide leadership, direction, and mentorship to project managers and site teams. Ensure subcontractors and site personnel comply with all safety requirements and procedures. Participate in safety meetings, inspections, and corrective action plans. Maintain the highest quality standards across all construction activities. Proactively identify opportunities to improve workflows, processes, and operational efficiency.

Qualifications



Minimum 5+ years of experience in residential or modular construction project management. Degree or diploma in Construction Management, Engineering, Architecture, or a related field (or equivalent experience). Strong knowledge of BC Building Codes, CSA A277 standards, and construction best practices. Proven ability to manage budgets, schedules, and multiple subcontractors simultaneously. Proficiency with Microsoft Office, Excel, and project management software (e.g., Buildertrend, Procore, MS Project). Excellent communication, leadership, and problem-solving skills. Valid driver's license and ability to travel to project sites as required.

Compensation & Work Arrangement



Salary:

$80,000 - $110,000 per year (based on experience)

Schedule:

Full-time, Monday to Friday (occasional site visits and travel required)

Location:

Malakwa, BC (projects across the region)

Work Model:

Hybrid, a mix of office-based work, remote flexibility, and on-site project visits
