The ideal candidate will harbour a passion for designing, pricing, planning & managing construction projects. The Project Manager's job is to oversee each project from conception to the finished structure, acting as the central node in the project network of Clients, Consultants, Subcontractors, Suppliers, Inspectors and Authorities. Excellent communication skills and interpersonal skills are essential. The successful candidate will be self motivated and capable of working independently in an organized manner, ready to facilitate review of their ongoing work.

Duties include but not limited to the following services we offer our clients:

Pre-Design Phase



Meet with clients to understand their project needs and provide advice on functionality, budget, schedule, and general building types.

Prepare a Class D Construction Cost Estimate.

Advise the client if it appears that the cost estimate may exceed their budget and make recommendations for corrective action.

Prepare preliminary construction schedule for client review.

Early Design Phase



Provide advice on site use and possible improvements, selection of materials, assembly systems, equipment and provide recommendations on construction feasibility, availability of materials and labour, time requirements for installation and construction, and factors related to alternative designs and possible economies.

Prepare a Class C Construction Cost Estimate at the end of the Early Design Phase.

Advise the Owner if it appears that the cost estimate may exceed the budget and make recommendation for corrective action.

Prepare, in consultation with the client, a preliminary project schedule for the client's review; such schedule shall take into consideration the sequence and timing of the required basic program decisions, including anticipated design time, approval period, preparation of documentation, bid calls and subsequent evaluations, trade contract awards, on-site construction activities, and the anticipated date of completion.

Assist in providing liaison and coordination among government authorities, utility companies, and other authorities having jurisdiction over the place of the work.

Detailed Design Phase



Provide updates as necessary regarding the availability of materials and labour, building systems, and possible economies.

Make recommendations to the client regarding the scope of work packages and work to be performed by own forces to help facilitate the subsequent bidding and awarding of subcontractor and supplier contracts.

Review the drawings and, at the end of the Detailed Design Phase, make recommendations to the client and the consultants to constructability and coordination among the subcontractors.

Prepare a Class B Construction Cost Estimate at the end of the Detailed Design Phase.

Advise the client if it appears that the Construction Cost Estimate may exceed the budget and make recommendations for corrective action.

Establish a cost control program and prepare a cash flow forecast for the project.

Review and update the project schedule with appropriate details.

Advise the client if it appears that the project schedule may vary from the previous revision and make recommendations for corrective action.

Make recommendations to the client on any equipment or materials which should be preordered to meet the schedule.

Estimating Phase



Prepare a Class A Construction Cost Estimate at the end of the Design Phase.

Update the cash flow forecasts for the project.

Advise the client if it appears that the Construction Cost Estimate may exceed the budget and make recommendations for corrective action.

Review and update the schedule with appropriate details.

Advise the client if it appears that the schedule may vary from the previous revision, and make recommendations for corrective action, including changes to project scope, schedule or budget.

Make recommendations to the client regarding any equipment or materials which should be pre-ordered to meet the schedule.

Construction Phase



Review and update the schedule with appropriate details.

Prepare the prequalification criteria for subcontractors and suppliers as required by the client.

Review for completeness and coordinate all bid documents for the solicitation of competitive bids for scopes of work to be performed by subcontractors.

Update the cash flow forecasts for the project.

Chair and minute regular meetings with the client, consultants, and subcontractors.

Prepare and update the progress billings in accordance with the budget or otherwise agreed with the client.

Develop, implement, and maintain a system of cost control and accounting of changes to the project scope, budget, and schedule.

Advise the client on the variances between actual cost and Construction Cost Estimate.

Provide reasonable assistance and information to permit recovery of all tax rebates where applicable.

Provide recommendations to the client for necessary changes to maintain the budget and schedule.

Post-Construction Phase



Prepare final Construction Cost

Assist the client in conducting post-construction occupancy review.

Coordinate all required inspections, reports, letters and other documentation to gain Municipal occupancy and close any permits.

Core Competencies:



Diploma in full time Construction Engineering Management program or similar + 5 years experience managing construction projects from start to end, minimum value $1M

OR 10+ years experience managing construction projects from start to end, minimum value $1M

Ability to read architectural, structural, mechanical, electrical drawings and identify discrepancies between them.

Advanced understanding of Microsoft Project, Excel, Word.

Strong knowledge of construction methods, materials, sequencing and equipment.

AutoCAD skills are an asset.
