About us:

University Planning, Design and Construction provides the University with support through two key services: University Planning and Project Management (including Design and Engineering and Project Development). The team is responsible for campus master planning, space allocation, design & engineering services, costing, leasing, and all construction and renovation projects.

Your opportunity:

Under the general direction of the Associate Director and working with the client, the Project Manager II (PM II) is the primary point of contact assigned to independently manage and oversee major construction and renovation projects on all three campuses at the University of Toronto.

The PM II is typically assigned to complex projects with a construction value ranging from $5 million to $25 million. These projects typically are completed within 6 months to 2 years. Typical projects include, but are not limited to: research labs that are scientific and technical in nature with more than one level of focus (e.g. large scientific research equipment with more complex servicing requirements), stand-alone new build projects attached to renovation of an existing building usually with a heritage component requiring Site Plan application, projects requiring multiple levels of City approval, permits and/or involve different municipal approvals and single or dual client occupancy.

They consult with other unit staff , butare ultimately responsible for the overall implementation of projects from concept to completion and for all aspects during the different phases of the project. This may include planning, consultant selection, design, tender and contractor selection, construction, commissioning and occupancy. The incumbent prepares, reviews, and manages correspondence, reviews and provides feedback on drawings, ensures appropriate reviews are undertaken, and provides assistance to the client to ensure understanding and agreement on decisions.

The PM II manages changes in project scope, identifies potential risks and devises contingency plans. They may also be assigned to do complex components of larger projects assigned to a Senior Project Manager (with a construction value of over $25 million). Overarching goals of keeping the project on time and budget within the agreed upon scope are also the responsibility of the PM II.

The PM II will have a breath of knowledge gained by their extensive experience and their degree in Engineering or Architecture that provides them with strong technical knowledge and understanding of architectural structures, building systems, mechanical, electrical, combined with an ability to review design drawings. Because the incumbent must review design drawings prepared by professional licensed engineers and architects, they must understand the legislative boundaries and ethical requirements that govern these professions.

This position may require travel between University Campuses and/or to consultant/supplier offices. Valid Ontario Class \xe2\x80\x98G\xe2\x80\x99 driver\xe2\x80\x99s license and access to a vehicle is required.

Your responsibilities will include:

  • Developing project schedules including milestones, critical path, timelines, deliverables and reporting
  • Preparing detailed analysis on all aspects and phases of construction projects from conception to completion
  • Liaising with contacts to obtain building permits
  • Analyzing and recommending the need for external consultants
  • Ensuring that tendering bid documents are clear and compliant with University procurement policies
  • Advising clients and stakeholders on solutions to capital project issues
  • Providing detailed project information to relevant stakeholders
  • Preparing project expense/revenue modeling, forecasting cost-to-completion and financial tracking
Essential Qualifications:
  • Bachelor\'s Degree in Engineering or architecture tracking towards professional licensure through the OAA or PEO
  • Minimum eight years related experience managing large and complex building construction industry, including related experience in design
  • Demonstrated experience managing construction project budgets and timeline forecasts
  • Experience with and strong technical knowledge and understanding of architectural structures, building systems, mechanical and electrical drawings
  • Experience and proven ability to manage multiple projects simultaneously within strict budget and timeline constraints
  • Experience with and knowledge of Health & Safety regulations and legislature, including OHSA, WHMIS
  • Experience with reviewing design drawings prepared by professional licensed engineers and architects, whereby must have thorough understanding of the legislative boundaries and ethical requirements that govern these professions
  • Advanced skills and experience in computer-based project scheduling/management (e.g. MS Project)
  • Strong computer skills, including Microsoft Word and Excel, and working knowledge of AutoCAD or Revit
  • Demonstrated organizational, project management and leadership skills
  • Superior oral and written communication skills; superior interpersonal skills and ability to infl uence
