Reporting into the Sr. Project Manager, the Project Manager will take proactive ownership to support and collaborate with the Project Team to monitor, review and advise/recommend on overall process of pre-development and construction projects on a frequent basis, provide technical and management functions throughout the design, pre-construction, construction and post-construction phases of the project. The Project Manager will liaise with other internal departments, outside consultants and contractors and lead cross-functional teams on various aspects of construction projects to ensure projects are on schedule and within budget. Additionally, the Project Manager will arbitrate, negotiate and advise internally and externally including with government agencies; establish new business partnerships and assist with the updating or revision of corporate policies as required in order to protect Cadillac Fairview's contractual position and ensure finished project meets contracted standards. The Project Manager will be engaged on projects of up to $200M in scale.
What you will deliver:
Review consultants' reports, invoices, project documents, correspondence, development information and leases
Review and approve monthly payment certificates and liaise with team to ensure accurate accounting of contracts and invoicing.
Monitor and control project baselines, project milestones and submission of required information
Schedule activities for completion of projects and works on a day-to-day basis to manage unexpected requests and deadlines
Maintain strong working relationship with internal and external project stakeholders built on trust and accountability
Collaborate with the consultants to negotiate credits and/or extras for revised scope of work and to assist with implementing a value engineering process when necessary
Organize meetings and meet with contractors/consultants to review scope of contract and impact of alternatives in reducing time and costs
Assist with preparation of pro-forma/budget/schedules
Assist with the selection of consultants/contractors
Prepare Monthly Project Status Reports and present to the leadership team
Actively engaged in oversight of the Contractor and subcontractor activities, deliverables, and commitments
Ensure all Contractor submissions are thoroughly vetted for accuracy, compliance, cost impacts, schedule impacts and alignment with project scope before approval.
Participate in the tender process including review of scopes of work, attending qualification meetings, reviewing levelling analysis and letters of recommendation
Walk the site weekly and produce progress reports and updates to the team and flag any issues, comment on quality and schedule
Thorough review of change orders to validate qualitatively and quantitatively and reference against contract
Ensure the smooth delivery and closeout of projects and handover of information from construction manager and consultant to operations
Shared responsible for maintaining project information up to date, current, and organized in folders and applicable platforms
Support Corporate Internal Audit Processes
Stay current with community issues and construction and related technologies
Be familiar with, understand and apply CF policies and procedures, federal, provincial, and municipal legislation and regulations (e.g., Health & Safety, Environmental)

What you need to succeed:
An undergraduate degree in Engineering, Architecture or Construction/Project Management or Technical Diploma or Certificate in similar industry disciplines combined with relevant experience
5 - 7 years of relevant and progressive experience in residential construction (both field and office), real estate development, architecture, or other engineering disciplines
LEED and/or PMP accreditation would be an asset
Proficiency in the use of Word, Excel, PowerPoint, Microsoft Project or Primavera
AutoCAD, Autodesk Construction Cloud, Procore, Revit, Smartsheets, Asana, Yardi would be an asset
