We are seeking an experienced

Project Manager

to join our growing team. You will lead multi-unit residential projects ranging from $5 million to over $100 million, collaborating closely with clients, trade partners, consultants, and internal teams to deliver exceptional results.

Responsibilities:



Provide insights and recommendations on project constructibility. Develop project estimates and budgets with the pre-construction and project team, including quantity take-offs and understanding current industry rates. Establish site plans, fire safety plans, and other safety documentation in collaboration with the site superintendent and project team. Collect required documentation from subcontractors (WCB, insurance, statutory declarations, etc.) Manage projects from start-up through close-out, including lending support during pre-construction and guiding the warranty phases. Lead project progress meetings with the project team and subcontractors. Conduct site quality control inspections with Site Superintendent. Manage Request for Information (RFI) and Site Instruction (SI) processes. Chase, review, submit and track shop drawing process. Maintain project documentation and ensure project portal is current. Manage and update the Procurement Log. Build and review scopes of work to minimize change orders or extra work outside of contract. Develop and track project schedules in Microsoft Project. Complete and report monthly Primary Schedule Updates and distribute weekly 3-Week Schedule. Review and comment on constructibility within drawings, specifications, and submittals. Champion a safety-first culture in communications, behaviours and decision making. Build and maintain good relationships with trades, consultants, inspectors, stake holders, and project team. Prepare building permit applications, including Construction Management Plans and Fire Safety Plans. Create Plan for Temporary Services (i.e. power, water, etc.). Collaborate with finance on monthly draws and invoicing. Commit Purchase Orders. Conduct equipment commissioning meetings. Manage the Occupancy Permit process. Manage the monthly invoicing process and ensure construction progress matches billing. Create and manage Request For Proposal (RFP) process in Procore. Create and manage Bid Recap process. Prepare, Award and Obtain Signatures for CCDC Contracts. Conduct monthly project financial forecasting and budgeting. Meetings with clients and representatives as required. Prepare Client Reports as required (Financial and Schedule review). Confirm legitimacy and approve/reject Change Orders.

Qualifications:



Minimum

5 years' experience

in the construction industry.

2+ years

project management experience in construction industry.Certificate in Construction Management, Engineering Technologist or Engineering degree (asset). Ability to use Procore (asset). Ability to read and interpret construction drawings. Strong understanding of safety legislation and best practices. Experience with

High-Rise construction

(asset).
