Our Project Manager is responsible for managing the full lifecycle of high-end construction projects, from pre-construction planning to final delivery. They act as the primary liaison between clients, architects, designers, trades, and internal teams to ensure projects are completed on time, within budget, and to the highest quality standards.
Project Leadership & Strategy
Lead the planning, execution, and completion of luxury custom home construction projects.
Define project scope, objectives, and deliverables in alignment with client expectations.
Ensure that project goals align with DSBG's commitment to bespoke craftsmanship and high-quality standards.
Budget & Financial Oversight
Develop and manage project budgets, ensuring financial efficiency without compromising quality. Track costs, identify variances, and implement corrective actions. Review and approve project invoices, change orders, and contracts.
Create bi-monthly Requests For Draws.
Budget and schedule review at bi weekly l-10 meetings.
Review budget with Finance and Ownership quarterly.
Construction & Director of Construction & Site Management
Establish project schedule in collaboration with Ownership & Dir. Of Construction.
Oversee day-to-day construction activities, ensuring adherence to schedules, budgets, and quality expectations.
Work closely with Dir. Of Construction and Site Managers to lead and attend bi weekly team project meetings to resolve construction issues and maintain workflow.
Conduct regular site visits to assess progress and address challenges proactively.
Team & Vendor Coordination
Collaborate with architects, designers, engineers, and trades to ensure seamless project execution.
Manage and negotiate contracts with subcontractors and suppliers.
Oversee project team performance and ensure accountability at all levels.
Asses trade performance upon completion of contract for future awarded contracts.
Client & Stakeholder Communication
Act as the primary point of contact for clients, providing regular updates and addressing concerns.
Communicate effectively with stakeholders, including investors, partners, and city officials.
Ensure a high level of client satisfaction by maintaining transparency and responsiveness.
Client handover documentation and warranties and final PDI and project close out within 30 days.
Risk & Compliance Management
Identify potential risks and implement mitigation strategies to avoid project delays or budget overruns.
Ensure compliance with building codes, zoning regulations, and safety standards.
Manage permits, inspections, and any required approvals.
Process Improvement & Documentation
Implement and refine construction management processes to enhance efficiency and consistency.
Maintain accurate project documentation, including reports, schedules, and meeting notes.
Drive continuous improvement initiatives within DSBG to optimize project execution.
Responsibilities:
Collaborate with engineers, architects etc. to determine the specifications of the project
Negotiate contracts with external vendors to reach profitable agreements
Obtain permits and licenses from appropriate authorities
Determine needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations
Plan all construction operations and schedule intermediate phases to ensure deadlines will be met
Acquire equipment and material and monitor stocks to timely handle inadequacies
Hire contractors and other staff and allocate responsibilities
Supervise the work of laborers, mechanics etc. and give them guidance when needed
Evaluate progress and prepare detailed reports
Ensure adherence to all health and safety standards and report issues
Requirements
Proven experience as construction project manager (7 years+ relevant custom experience)
In-depth understanding of construction procedures and material and project management principles
Familiarity with quality and health and safety standards
Good knowledge of MS Office
Familiarity with construction/ project management software
Outstanding communication and negotiation skills
Excellent organizational and time-management skills
A team player with leadership abilities
PMP or equivalent certification will be an advantage
