ROLE OVERVIEW
The
Project Manager
will oversee the successful delivery of property improvement, repair projects, and lease-driven work, as well as other special projects of varying nature and scope, at existing buildings. This position will collaborate closely with the building operations, property management, and leasing teams to ensure seamless project execution from inception to completion.

CORE RESPONSIBILITIES
Project Definition and Initiation
Collaborate with property and asset management teams to define project objectives, deliverables, and timelines.
Develop comprehensive project plans that align with management strategies.
Conduct feasibility studies, scoping, and preliminary cost and risk assessments for proposed projects.
Obtain approval for project budgets, schedules, and delivery strategies from relevant stakeholders.
Tailor projects to suit budgets and minimize risk with strategic scope definition and value engineering.
Project Execution
Lead cross-functional teams, including property management, asset management, building operations, consultants, contractors, and vendors, ensuring clear communication and effective collaboration.
Oversee major repairs, minor repairs, tenant buildouts, capital projects, and other special projects of varying scope and scale.
Coordinate the acquisition of necessary drawings, permits, inspections, and certifications for project compliance.
Manage tendering process, RFP's, negotiate contracts and vendor agreements.
Supervise contractors to ensure adherence to contracts and work orders.
Ensure timely project completion, addressing deficiencies and ensuring all close-out documentation (including record drawings, permit closeouts, and commissioning) is completed.
Establish and monitor project budgets, schedules, and cost controls.
Proactively identify project risks and resolve issues to maintain project timelines and quality.
Coordinate tenant requirements and installations, managing expectations and minimizing disruption.
Conduct regular meetings with internal teams (Operations, Property Management) to review project status and discuss challenges.
Project Reporting & Analysis
Provide regular updates on project status, challenges, and successes to leadership and stakeholders.
Prepare formal project reports to be included in reports to property owners.
Operational & Strategic Support
Collaborate with the Director of Operations on national initiatives to support the broader building operations team, including Health and Safety, Preventive Maintenance, Contractor Compliance, Tenant Relations, and ESG.
Assist with ad hoc or cross-functional projects as required.
Health and Safety
Participate in Health and Safety program through compliance, and participation, protecting the health and safety of themselves and others
Ensure that contractors and vendors are compliant with Hopewell's Health and Safety requirements
Internal Resource Development
Provide direction and mentorship to support the execution of projects undertaken by other team members.
Assist Property Management team with review of tenant project drawings.
Participate in due diligence reviews of property documentation during purchase and sale transitions.
Leadership & Stakeholder Relations
Build and maintain relationships with key internal and external stakeholders, including clients, tenants, vendors, and the broader commercial real estate community.
Ensure alignment with the company's corporate objectives and strategic business plans.
Other Duties

QUALIFICATIONS
Education
:
Bachelor's degree in a related field.
Experience
:
8-10+ years of experience in commercial construction, building operations, or related fields.
Technical Skills
:
Proficiency in Microsoft Office (Excel, Word, Outlook, etc.)
Experience with project management software (e.g., MS Project, Smartsheet, or similar).
Familiarity with Yardi or other ERP software
Ability to read and interpret site and building plans and specifications.
Familiarity with commercial lease agreements, including the ability to interpret lease terms, manage landlord-tenant obligations, and ensure compliance with lease provisions throughout the duration of the project
Strong understanding of contract management, including the ability to interpret terms and conditions, ensure compliance, and manage contractual obligations throughout the project lifecycle

Core Hours:
Hopewell's core hours are Monday to Friday from 8:00am to 5:00pm local time. Work may require occasional weekends and/or evenings.

Pay: $90,000.00-$120,000.00 per year
