  • CPS position is project specific.
CPS oversees Commercial project construction and all project functions on a daily basis, including responsibility for onsite Karwood staff, suppliers, sub-trades and authorities having jurisdiction. The CPS will be responsible to play a priority role in delivery of a project that will result in client satisfaction, while maintaining a pre-set budget and schedule, and promoting the good name of Karwood Contract Ltd. in assuring that a project is defect free and any and all warranty issues are serviced as per direction by the Regional Commercial Project Manager. Requirements and Duties: The following tasks to be completed by the CPS on all projects without the direct direction of the Regional Commercial Project Manager. Other duties as directed by the Commercial Project Manager.
  • All management and planning required to finish the project on schedule
  • All management and planning to finish the project on budget
  • Meet all trades before work begins to ensure specifications and quality are understood and met
  • Monitor all ongoing work for adherence to plans, codes and quality
  • Conduct QA checks on all completed work
  • Prepare project schedule from schedule templates
  • Update schedules daily
  • Lead regular scheduled site meetings with trades and consultants
  • Coordinate activities required to complete project with ALL Karwood staff
  • Coordinate activities required to complete project with ALL trades and inspectors
  • Problem solve any issues that arise on site
  • Obtain approval for corrections of issues with back office staff (eg. Commercial Technical Coordinator (CTC), Design Center Coordinator, Regional Commercial Project Manager)
  • Liaise with all authorities having jurisdiction
  • Maintain all project information in Co Construct and BIM360
  • Direct activities of the CTC needed to complete project
  • Report all drawing deficiencies to CTC.
  • Review building and municipal code requirements for all project work
  • Provide direction and instruction to on site staff (eg Labourer and Carpenter)
  • Approve payroll for all on site staff
  • Code all invoices for processing by accounting
  • Complete warranty work on all projects that were managed
  • Schedule all trades for warranty
  • Inspect same day all work completed under warranty
  • Know and understand all elements of Tarion Warranty (where applicable)
  • Determine warranty backcharges for Accounting
  • Maintain sites in a clean and tidy condition at all times
  • Find and procure trades to complete work on time and on budget when necessary
  • Support CPM and procurement staff in project procurement
  • Support CPM in developing project budget
  • Ensure site safety is maintained and documented
  • Maintain and ensure compliance with Karwood Safety Manual
  • Maintain site tools trailer and ensure it is always fully stocked
  • Maintain all tools and equipment in a good safe working condition
  • Conduct client walkthroughs during construction and document in Co Construct
  • Liaise with Karwood Design Center and Design teams during construction
  • Follow all Karwood procedures and workflows
  • Notify CPM of any important project issues
  • Document all Quality Assurance inspections
  • Inform accounting of any necessary back charges for sub trades
  • Work with accounting to approve weekly progress draws
  • Work with accounting and CPM to approve project job costs
  • Ensure project is locked and secured on a daily basis
  • Ensure safe entry into the project at all times
  • Ensure site is safe and secure during extreme weather or other events
  • Ensure emergency issues are handled immediately upon notification
  • Daily photographs of project construction and save in Co Construct
  • Daily marketing photographs saved for clients in Co Construct
Minimum Job Requirements:
  • Extensive experience in coordinating and supervising commercial projects and mid rise apartment buildings.
  • Extensive knowledge of project management in commercial construction.
  • Ability to read and understand construction drawings and documentation
  • Ability to communicate fluently in english
  • Ability to see the big picture and move forward with positive actions.
  • Strong work management to provide oversight and guidance to all direct reports and trades.
  • Strong ability to coach and motivate.
  • Excellent communication skills with ability to inspire.

Working Conditions:
  • Site work/ with some on-site office work

Job Type: Full-time Salary: $1.00-$2.00 per year Benefits:
