JOB SUMMARY





Kindred's Preconstruction Project Manager has a wealth of experience working in multi-disciplinary construction projects with technical and management expertise in commercial and residential construction. As Preconstruction Project Manager, you will be responsible for leading the delivery of pre-construction services from project inception to construction start and contributing to the successful and profitable completion of the overall project.





Reporting to the VP of Preconstruction, the Precon Project Manager will work closely with the Estimating department, project execution teams, Kindred's senior leadership, as well as build strong, long-lasting relationships with current and future clients.




DUTIES AND RESPONSIBILITIES




Ensure overall client satisfaction through timely and professional responses to questions and concerns, submission of deliverables, and proactively identifying and addressing issues. Be the project lead and chair regular reoccurring client meetings until a successful handover to operations is completed. Participate in the RFP submission process to aid in securing new projects by reviewing designs, internal budgets, RFI strategies and bid qualifications to maximize chances of award. Work simultaneously on multiple projects at various stages in the preconstruction process. Review and comment on the project plans and specifications at all stages of design development. Develop, manage, and update the overall project schedule. Analyze and review project-specific risks and recommend options for mitigation. Review and comment on tender results and project budgets. Review estimates and quantity takeoffs to develop leveled bids, understand project costs, and value engineering options. Liaise with the project team to obtain various permits and insurance policies. Accountable for documentation management and administrative activities. Lead, participate and schedule preconstruction planning meetings with internal and external collaborators. Initiate and control the RFI process during pre-construction budgeting for all project issues and inquiries. Review, approve, submit and track invoices for assigned projects to ensure accuracy and completeness. Build and maintain excellent and professional relationships with clients, consultants, subcontractors, site staff, and internal project team, promoting Kindred's #TeamBuilt culture. Manage, mentor, support, and help grow other team members such as Project Coordinators and Administrators; and provide performance management to direct reports.



KNOWLEDGE, SKILLS & ABILITIES






Excellent interpersonal, communication and presentation skills. Post-secondary education in Construction Management, Engineering, or related field. Minimum 5 years of experience in the construction field, preferably on commercial, and residential construction projects. Demonstrated experience managing the preconstruction phases of mixed-use/multi-family and TI projects and developing detailed project plans. Track record of driving projects forward to starting construction, including leading and managing consultant teams and client expectations. Demonstrated ability to effectively manage timelines and budgets to ensure delivery of project objectives. Superior analytic, problem-solving and judgment skills. Proven track record of developing relationships across multiple levels, in particular, sub trades, consultants, and clients. Ability to thrive in a fast-paced, challenging and constantly changing work environment. Knowledge and understanding of overall construction sequencing. Knowledge of Mass Timber structures beneficial but not required. Coachable and task oriented. Strong computer skills; experience with Procore, Building Connected and Primavera an asset.
