The opportunity:
The Operations Supervisor is responsible for overall operational and technical support at an open-air retail centre, including the repair, maintenance, and installation of climate control systems, as well as other mechanical and electrical systems across the site.
What you will do:
Oversee the operation, maintenance, and repair of all building systems within an open-air retail centre, including HVAC, mechanical, plumbing, lighting, electrical, elevating devices, and fire/life safety systems.
Monitor, manage, and optimize energy and utility consumption, with a focus on reduction initiatives, target setting, and performance tracking.
Support and enforce the corporate Occupational Health & Safety program, ensuring compliance with all applicable legislation and internal standards.
Manage waste, recycling, and hazardous materials programs in accordance with environmental and regulatory requirements.
Identify, assess, and mitigate environmental risks; conduct annual environmental assessments and prepare required reporting.
Conduct insurance, risk management, and life safety inspections; coordinate remedial actions and maintain accurate documentation.
Oversee the ongoing operation, monitoring, and maintenance of computerized building control systems, including BAS and fire alarm systems; support system upgrades and replacements as required.
Ensure the integrity and maintenance of building envelope elements, including roofs, curtain walls, and structural components; support lifecycle planning and capital forecasting.
Coordinate and support capital projects in collaboration with the Property Manager, consultants, and contractors.
Review and manage work orders to ensure timely resolution and quality corrective action, supporting tenant satisfaction and owner/tenant goodwill.
Liaise with regulatory authorities, municipal officials, inspectors, and service providers having jurisdiction over the site.
Assist with operating budgets, track expenses, and ensure adherence to approved budgetary guidelines.
Recommend and manage appropriate inventory levels of maintenance materials and supplies.
Coordinate and oversee external contractors and service providers to ensure work is completed safely, on time, and to specification.
Foster strong tenant relationships by providing responsive technical support and maintaining a high standard of site presentation and functionality.
Provide technical and administrative guidance to internal teams and external stakeholders as required.
Remain current on industry best practices, legislative and regulatory changes, and emerging building technologies.
Perform other duties as assigned.
Sustainability
Proactively support BGO's culture of environmental responsibility and social responsibility, and lead efforts to demonstrate the organization's commitment to sustainability and responsibility.
Working with the Property Managers, set targets and goals for energy efficiency, greenhouse gas emissions, water usage and recycling
Monitor utility consumption and develop and implement strategies for reductions, review consumption trends regularly with operations staff
Continually seek, and engage staff in seeking, opportunities for waste reduction and improvements in recycling
Keep abreast of new developments and industry standards and practices for efficient building operations by attending industry events and participating in company or industry committees.
Who you are:
Technical Qualifications
+ a minimum of 5 years direct work experience in a building operations position or similar structure or, an equivalent combination of skills and work experience;
+ Knowledge of local codes and regulations, ability to write specifications;
+ Knowledge of security systems including card access and CCTV is an asset;
+ Good knowledge of Windows and Microsoft Office. Ability to work with Apple mobile communication devices. Ability to develop and sustain good working relationships with contractors, tenants and public.
Ability to communicate effectively and professionally utilizing computer, oral and written skills.
Ability to allocate one's time effectively, work under pressure and manage tight deadlines.
Handle multiple demands and competing priorities, adapt to new ideas and constant changes.
Able to work independently with minimal direction and respond to emergency situations.
