JLL is seeking an Operations Manager to oversee the operation and maintenance of a diverse portfolio of office and industrial properties in the GTA. This role not only manages staff and service contracts and the preventative maintenance programs but will also control expenditures, assist in the preparation of operating budgets, while troubleshooting and responding to tenants and user group. As a key member of the management team, the Operations Manager is responsible for overseeing major projects.

The successful candidate will have a thorough understanding of technology and modern building systems, be a strong communicator both in verbal and written communication, and demonstrated have project management experience.

What this job involves:

  • Manages a team of operators as well as an Operations Supervisor, ensuring they are well trained, organized and engaged to maintain the site, respond to emergencies appropriately and resolve tenant work orders.
  • Ensures that the HVAC, power, life safety and other mechanical equipment are operating effectively and efficiently, that the preventative and corrective maintenance programs are being carried out effectively and that a high standard of physical plant performance and cleanliness is maintained.
  • Responds to tenant and user group\xe2\x80\x99s requests in a professional, courteous manner.
  • Prepares detailed technical reports regarding maintenance and operating matters; corresponds with equipment and material suppliers to determine cost, quality and other related information. Maintains historical operating equipment, log sheets and data. Ensures that all mechanical/electrical drawings are updated to reflect actual conditions. Submits monthly Utility Consumption Reports.
  • Assist the Property Manager/Director in preparing an annual expense budget and monitors the performance to budget over the course of the year. Administers cost control programs and prepares estimates. Develops and initiates programs to improve the physical operation of the complex.
  • Operates, maintains and provides inspections of the physical plan and HVAC equipment, ensuring efficient and safe operation and ensuring a high standard of physical plant performance and cleanliness.
  • Work closely with the management and administration on budgeted capital jobs as well as tenant buildouts. This will include major projects, working closely with consultants, contractors and tenants. Timely response and strong communication are necessary to ensure jobs are completed on budget and on schedule.

  • Individual must be mechanically inclined and bring significant operator experience preferably with similar buildings and assets
  • Completion of a 3-year technical/technological college diploma or combined level experience/education in building operations is an asset
  • Experience as a chief engineer or operations manager
  • Experience in central computerized monitoring and central systems as well as the ability to read and comprehend detailed drawings in the electrical/mechanical fields
  • Experience with modern day technology and commissioning of systems
  • Good interpersonal and verbal/written communication skills
  • Excellent troubleshooting and diagnostic skills
  • Experience with preventative maintenance on a variety of mechanical equipment
  • Project Management, construction supervision experience
  • Experience with mechanical plan water treatment programs
  • Must be alert and perceptive and able to resolve problems/emergencies
  • Strong requirement for attention to work tasks
  • Excellent people management skills
This role requires the Operations Manager to drive to various buildings within the portfolio therefore a clean and valid driver\'s license and vehicle is required.
