Edmonton, Alberta

THE ROLE

Our client, a manager of a major commercial property in Edmonton, is looking to hire an Operations Manager. This 1.5 million square foot property has a team of 12 employees looking after Operations and Project Services Delivery for the Building. Reporting to the Senior Property Manager, the Operations Manager will be responsible for the technical and operational maintenance activities of the different systems, equipment and building and overall staff management.

YOUR DAY TO DAY

  • Ensure the proper operation and repair of all building systems including but not limited to electrical, mechanical, fire protection, BAS, and other building elements to ensure asset integrity is maintained
  • Lead and supervise and manage the work of building technicians/operators
  • Conduct regular inspections of all building systems
  • Manage and performs implementation of preventive maintenance
  • Ensures PM activities optimize the equipment life cycle
  • Manage and implement work requirements to complete daily Service calls through Angus
  • Assess team performance through Angus data analysis and reports
  • Responsible for providing operations budget figures for mechanical, electrical, plumbing, fire life safety, etc. and monthly forecasting
  • Assist and provide input in preparation of the Annual project Budget
  • Oversee contractors and vendors pre-qualification through MLPM policies and processes
  • Overall coordination and management of contractors on site and to ensure Health and Safety is followed
  • Comply with company Health and safety policy, monthly reporting, tool-box talk with contractors, PPE record keeping. Ensure staff receive adequate training and act as member of H&S committee
  • Ensure systems SOPs are maintain up to date and evolve with building operations requirements as required
  • Oversee maintenance Team performance efficiency
  • Develop and maintain positive relations with clients, tenants, contractors building staff and colleagues
  • Responsible for measuring the performance goals and objectives of the Team members and developing appropriate training to enhance individual performance responsibilities.
  • Work directly with project delivery Team to ensure projects are successfully delivered with success and minimal Operational disruption to the Occupants/Client.
WHAT\'S REQUIRED
  • A minimum of eight ten (10) years\' experience in a similar management position within the Commercial buildings;
  • Minimum 5th Class ABSA completed;
  • Excellent knowledge of all building systems functionality and operations;
  • Exceptional leadership, effective communicator, problem solving and personal skills;
  • BOMA SMA, SMT or equivalent commercial building qualifications an asset;
  • Require high level of computer literacy - Excel and Microsoft office and property management software such as Angus;
  • Able to work independently with minimum supervision.
