Conduct regular walks around premises and inside apartment buildings to deter trespassers and ensure safety of property and facilities
Inspect the grounds, including regular grounds pick up, at least twice per night and report any damage to the perimeter fences, gates, doors, or equipment via the daily report
Secure any unlocked apartments, office, maintenance, and equipment areas
Check exterior lighting twice weekly; report broken windows or lights via daily reporting
Respond to all emergency situations by following Kanas' safety and emergency procedures
Respond to after-hours calls, including disturbances or lock outs, in a timely manner; initiate action to calm any disorderly conduct
Monitor activities through closed-circuit television
Log detailed, accurate and daily reports
Prepare clear daily handover notes
Tidy up common areas - empty garbage containers, ashtrays
Clean and maintain sidewalks, roads, and public grounds of assigned site and other areas; sweep debris and shovel snow from sidewalks, steps, building grounds and other areas; move snow and debris with appropriate equipment; spread sand or salt on sidewalks for snow and ice control.
Sweep or damp-mop floors as needed
Use pallet jack to move garbage bins
Carry out orders from Property manager
Other related duties as assigned periodically by the management
Always courteous and helpful to residents, prospective residents, vendors, and associates
Enforce amenity area's curfews.
Enforce parking lot regulations, report violations and inoperable cars to the Property Manager
Always maintain a professional appearance while on duty
