Job Description

REPORTS TO: Maintenance and Safety ManagerQUALIFICATIONS: Education:

  • Minimum Grade 12 or GED certificate
  • Knowledge and Training in physical plant and grounds maintenance including housekeeping and laundry systems, procedures and products.
  • Knowledge in security operations.
MAJOR RESPONSIBILITIESGeneral Security DutiesCustomer Service is of utmost importance at Villagia in The Glebe. Security will be courteous, helpful, and respectful to all Residents, staff, contractors, and visitors.While at the front desk, Security will acknowledge/greet all people entering the building through the main door.
  • To ensure the safety of the building and its Residents, Security must remain alert at all times while on duty (to prevent vandalism, theft, and to identify suspicious activity on the Property).
  • Security will monitor the security cameras and investigate suspicious activity.
  • Security is required to assist Residents and their guests with concerns/requests as they arise. If a situation occurs where Security is unsure of the answer to a question, or the requests/concerns are beyond their capabilities, the words "no" or "I don't know" should never be used. Simply respond: "I regret but I will have to look into this request for you. Someone will follow up with you as soon as possible''. Detailed notes are to be taken and passed on to the manager for immediate resolution.
  • Complaints may be received from Residents on many issues. Security is to make note of all complaints and complete the Concern/Complaint Form.
  • Security will conduct patrols of the entire property, and will identify safety, security, and environmental problems that may pose a risk to Residents.
  • Security will ensure a safe environment for all persons on site by being vigilant of fire and safety concerns such as slippery floors, ice on the sidewalks, broken or loose tiles, wet carpets or ceilings, and any other condition that could cause someone on site to incur an injury.
  • With assistance from Villagia, Security will maintain a list of Residents with mobility issues who need assistance in case of fire or other emergencies requiring evacuation of the building).
  • Security is to be familiar with all equipment (e.g. monitoring system, alarm
  • Ensuring all exit doors are never left opened and unlocked.
  • Assisting Management (on an as-needed basis from time-to-time) with such things as: obtaining approval and physically posting notices in elevators/bulletin boards; door-to-door distribution of material to Residents etc.)
Building Patrols
  • The Tower and The Club are to be patrolled at least 8 times during the shift.
  • Each patrol is to include: Floors 10 to B for The Palace and Floors 7 to G for The Club as well as the Mechanical and Electrical Rooms.
  • Each floor is to be walked, checking that: fire extinguishers are properly maintained; electrical closet doors are locked; and lights are turned off in the garbage disposal area.
  • Security is to take note of any burnt out lights in the stairwells, and corridors (including exit signs and individual exterior unit lights); and of any boxes left in the garbage disposal area. All findings should be documented in the Daily Report.
  • While on Patrol, Security must be alert for signs of fire, smoke, water leaks, and excessive noise from units and common areas.
Parking Garage and Parking Patrols
  • The parking garage at the Tower as well as exterior parking of both the Tower and the Club are to be patrolled at least 8 times during a shift.
  • While Patrolling the garage and parking areas, Security should stay in the middle of the lane/road to allow sufficient space between each row of vehicles.
  • While on Patrol, Security should be watchful for broken glass on the ground between vehicles - this could be an indicator that vehicles are being broken into, or have already been broken into.
  • Security should make eye contact with persons in the garage when walking by - offer a greeting; and, if they seem nervous, ask if they require assistance. Even persons with every right to be in the garage may become nervous at night if they are alone - offer to walk with them to the building, if they would like.
  • When encountering suspicious persons, Security should challenge, question, and ask for identification, if possible (and only if safe to do so). If the suspect has no right to be on the property, Security should ask them to leave and ban them from returning in the future.
  • If a suspicious person has committed a criminal act, Security is to call Police. Once the situation is resolved, management should be notified if necessary (i.e. major incidents involving Residents).
  • Security should watch for pedestrians wandering from vehicle to vehicle and looking inside windows - they could be ready to commit an opportunistic theft.
  • Security should watch for leaks and floods - especially in the vicinity of sump pumps.
  • Trip/slip hazards (such as oil spills) need to be reported. All actions should be documented.
Exterior Perimeter Patrols
  • The exterior perimeter of both the Tower and the Club are to be patrolled at least 8 times during a shift.
  • A complete Patrol of all exterior grounds is to be conducted; this Patrol should be thorough and cover all exterior areas.
  • Security must be aware of surroundings at all times.
  • Doors that do not shut properly or are continuously propped open by Residents should be documented by Security.
  • Poorly lit areas should be reported. Addressing lighting issues could reduce trouble spots on the property (e.g. the need to cut back hedges to allow more light in, etc.)
  • Security must remain conscious of changes in the weather - freezing rain, strong winds, and heavy rain could create safety hazards for both the Residents and Security, and could cause damage to the Property.
  • Special attention is to be given to the condition of exterior stairways and entrances during colder months, to ensure they remain free of ice/snow. Security is to document and report all instances of slippery conditions.
  • Security must document all exterior burnt lights.
  • Security must detect suspicious persons and make their presence known - if someone is on the Property without reason, they are to be asked to move along in a polite but firm manner.
