Manager, Sales & Marketing




Role Overview





As the Manager, Sales & Marketing, your primary responsibility will be to develop and implement the sales and marketing strategy for our new home projects. You will oversee lead generation, conversion processes, and marketing campaigns, while also managing the activities of sales representatives in the new residential construction, renovation, and modular home sectors.



In this role, you will enhance the customer experience, coordinate the efforts of the marketing team, and collaborate closely with the construction, design, and operations teams. Your key objective will be to achieve revenue targets while upholding our brand's reputation and ensuring a best-in-class experience for home buyers.

Key Responsibilities




Sales Responsibilities




Develop and implement sales strategies and plans for new home, modular home and renovation sales. Manage the full sales cycle: lead generation, qualification, presentation, contract, closing and handover. Work closely with sales representatives and project managers to align product and pricing. Track and report on sales metrics (leads, conversions, closings, average sales price, time to close). Build relationships with local realtors, brokers, referral partners, and community stakeholders. Monitor lead response times and enforce follow-up standards. Secure qualified referrals and cultivate lead pipelines. Conduct regular CRM audits to ensure accuracy, data integrity, and pipeline health. Ensure all prospects are fully engaged through to outcome (sale, lost, or deferred). Prospect and develop broker relationships to expand customer base.

Marketing Responsibilities




Lead development and execution of marketing campaigns (digital, print, social media, events) for each community launch. Manage branding, collateral (brochures, signage, site signage), website content updates, and photo/video shoots. Oversee marketing budget, track ROI of campaigns, and adjust strategy based on performance. Work with external agencies or internal teams to develop creative assets, websites, and CRM systems. Ensure marketing and communications comply with applicable regulations (e.g., advertising of homes, builder disclosures). Generate and nurture marketing leads; coordinate with the sales team to hand off leads accurately and promptly. Organize community launch events, open houses, buyer tours, information sessions, trade show events, and develop the Community Social Responsibility program.

Cross-functional & Leadership Responsibilities




Collaborate with construction, design, operations, and customer service teams to ensure alignment (product feature, options, upgrades, warranty, closing handover). Develop and coach the sales team, set sales targets, provide training and support. Manage and develop junior marketing coordinator, set deliverables and KPIs, provide training and support. Establish process improvements for sales & marketing operations. Maintain accurate CRM and database systems; ensure data integrity and reporting. Provide regular reporting to senior management on progress against targets, market insights and competitive intelligence.

Customer Pipeline Protection




Re-engage at-risk buyers during slower market periods. Ensure high-interest leads remain active and nurtured. Safeguard against lost opportunities through consistent follow-up strategies.

Administration




Respond to inquiries and correspondence from lawyers, auditors, TARION, and purchasers. Manage TARION Vendor/Builder compliance, including annual renewals and new project enrollments. Maintain regular customer communication via phone and email.

Additional Sales Responsibilities




Participate in marketing and promotional events to represent the brand. Inspect and coordinate updates to community signage with Marketing & Sales teams. Perform other duties aligned with the role's scope and objectives.



Key Qualifications




Post-secondary education in Business, Marketing, Sales or related discipline (or equivalent experience). Bringing over 15 years of strategic sales leadership in high-value, niche markets, including homebuilding, property development, and complex real estate solutions. Demonstrated success in achieving sales targets and growing revenue. Strong knowledge of sales processes and buyer psychology. Excellent verbal and written communication skills; strong presentation, negotiation and relationship-building abilities. Competent with digital marketing tools, CRM systems, analytics, social media, website management and lead-tracking. Strong analytical mindset: ability to interpret market data, campaign metrics, and adjust tactics accordingly. Experience managing a team of sales representatives and marketing staff. Ability to work in a fast-paced environment, manage multiple projects, meet deadlines, target-driven environment, handle ambiguity and change. Strong history of coaching teams to exceed performance targets. Demonstrated success in closing complex, high-value negotiations. Experience working in Northern Ontario or smaller regional markets, with an understanding of local consumer dynamics. Valid driver's license and ability to travel locally to show homes, communities, events.



Working Conditions




Full-time, on-site at main office/show?home, with evenings or weekends required during launches or open?houses. Some travel between communities or sites (within the North Bay region). Performance-based targets and incentives tied to sales metrics. Office environment plus field/presence at show homes and community events.



Compensation




Competitive salary commensurate with experience. Performance bonus or commission structure tied to sales targets. Benefits package (health, pension or RRSP matching). Company car allowance or vehicle use may be included for travel and field activity.
