The Role



The

Maintenance Technician

reports to the Property Manager and is accountable for preserving the condition of the property and requires you to be able to think on your feet, work in dynamic and fast-paced environments, and a strong ability to troubleshoot, creatively problem solve and apply preventative maintenance techniques.

Responsibilities



Property Maintenance



Review service concerns submitted to the Property Management Office and respond in a professional and timely manner Ensure proper workflow for all maintenance work orders are completed Complete scheduled weekly/monthly/quarterly/annual preventative maintenance work on the building, reporting any concerns to the Property Manager and ensuring follow up is done Perform general and specialized maintenance requests which can include, but is not limited to, the following: Minor plumbing Electrical HVAC Carpentry Minor Renovations (drywall, painting, flooring, and/or cabinetry) repairs Ensure maintenance repairs are completed on a timely basis to ensure resident satisfaction and safety (within 24 hours) Complete scheduled inspections of suites on an annual basis, pre-vacate and pre-delivery to ensure our standards are being maintained Daily cleaning of lobby, laundry room and public hallways Scheduled cleaning of public stairwells and all other frequented public spaces Annual full property maintenance including landscaping during summer months, and snow removal and salting of common outdoor walkways and areas during winter months Take initiative to correct deficiencies, as necessary Respond to after-hours calls as required Maintain a clean work environment at all times, as per building code & regulations Monitor external contractor progress and maintain good-standing relationships with local vendors Utilize technology to accurately drive productivity and continuous improvement for maintenance service delivery Complete maintenance logs and ensure accuracy and compliance to company policy Manage all solid waste collection on a weekly basis, including but not limited to: Litter pick-up throughout the property grounds Emptying all exterior waste receptacles, including dog waste bins (if applicable) Ensuring waste bins are available for the waste removal truck Sanitation of all waste bins Monitoring the cleanliness and sanitation of garbage & compactor rooms Responsible for performing a wide variety of tasks and functions that involve the care and general maintenance of the grounds of the property including, but not limited to, grass areas, shrubs, trees, plants, care and maintenance of fences, driveways, parking lots, etc. Ensuring loading dock, storage rooms and mechanical rooms are maintained for cleanliness, ventilation and pest control Available for emergencies and on-call duties, evenings and weekends as required. Hours may change based on operational needs.

Health & Safety



Ensure all vendors and contractors comply with the established health & safety legislation and policy, and immediately document and/or address any infractions, hazardous conditions, or damaged equipment Follow prescribed Personal Protective Equipment (PPE), health & safety regulations and procedures in compliance with Ministry of Labour laws Ensure compliance with all legislation, including but not limited to, the Residential Tenancies Act, Employment Standards Act, Fire Code, and Ontario's Occupational Health and Safety Act

Administration & Reporting



Document and report all maintenance work order records Detail work completion or if contractor work completed by external vendor, it is required to complete a maintenance work order

Customer Service



Support Property Manager, as required, with facilitating property and unit walkthroughs for prospective tenants Act with integrity and compassion Maintain an overall focus on enhancing the resident experience Communicate with residents on the status of maintenance repairs, in a timely, courteous and professional manner Demonstrate and maintain professional relationships with internal team members, direct reports, leadership, and vendors Provide exceptional customer service when interacting with residents and vendors Courteous and prompt communication with team members and management

Education, Experience and Qualifications



High school diploma required, College diploma or trades certification in relevant field preferred 2+ years of relevant work experience Skilled in repair and maintenance of building systems, including, but not limited to minor plumbing, electrical, mechanical, HVAC and miscellaneous renovation repairs Self-starter with high degree of initiative, agility, flexibility, and professionalism Exceptional communication (written and verbal) and interpersonal relationship skills Intermediate level knowledge of MS Office Ability to work with a diverse group of people and interests while being culturally aware Ability to work flexible hours, including on call Ability to lift up to 50lbs. Eligible to work in Canada (will be subject to a Canadian Criminal Background Check). WHMIS training, knowledge of applicable legislation respecting residential tenancies in Ontario and the rights and obligations of Landlords and Tenants an asset.
Job Types: Full-time, Permanent

Pay: $35,000.00-$40,000.00 per year
