The work hours for this position are Mon - Fri + Weekends , 6:00 am-2:30 pm.
Key Purpose
As a Facility Maintenance Technician with ISS, you will be responsible for operating, replacing, repairing, and maintaining general building related infrastructure. The job involves lifting heavy materials and apparatus, and work may be performed in areas of extreme heat, cold, and/ or noise. As a Facility Maintenance Technician, you will be tasked with receiving and responding to service calls and taking immediate action to resolve emergency situations or system breakdowns. You will ensure that all preventive maintenance is complete and address any necessary repairs promptly. Additionally, as a Facility Maintenance Tech, you will be responsible for maintaining a clean and safe work area/ plant and ensuring that utilities meet delivery specifications.
In overseeing contractors and routine/ preventive maintenance work, Facility Maintenance Technicians ensure that the work is performed appropriately and safely. Communication is a key aspect of the role, involving coordination with ISS and customer operations management teams, tenants/utility system end-users, and Business Unit Stakeholders.
The Facility Maintenance Technician role requires an Apprentice/ Generalist Craftsman skillset.
Responsibilities Include
Performs/Direct TS operation, replacement, repair, and maintenance of all related mechanical, electrical, control systems, plumbing, and life safety systems
Perform/Direct TS Preventive Maintenance Work orders from PM Calendar
Routine and preventive maintenance duties include filter changes, lubrication, control, and performance checks, and replacing bearings, motors, and dampers
Works closely with the manager to optimize the Preventative Maintenance Program
Responds to trouble calls; works closely with Operations to ensure efficient operations; maintaining records, logs and files as required
Perform scheduled rounds and readings on plant systems/assets
Ensures service/ maintenance is executed according to established standards
Identify deficiencies through regular and thorough inspection of facility infrastructure
Repair restroom fixtures, sweat/braze copper pipe, thread black pipe
Drain & "safe off" systems to facilitate repairs
Perform minor carpentry tasks, replace ceiling tiles, repair, or replace door hardware, locks, panic bars, etc.
Perform minor electrical tasks to include bulb and ballast replacement
Inspect mechanical, electrical systems, trace electrical circuits, operate switchgear, record inspections, and write reports to Supervisors
Assists other Mechanics, Electricians, and Operators with major repairs and maintenance of facility equipment
Ensures regulatory compliance associated with in scope TS services
Reads and interprets piping & instrument drawings (P&IDs), floor plans, site maps and/or electrical diagrams
Operates support equipment including forklift, cranes, pay loaders, and moving vehicles
Maintains tools and orders supplies as required for installation and repairs
Complies with departmental policy for safe storage, usage, and disposal of hazardous materials
Follows safety practices and utilize protective clothing and equipment as required by OSHA. Know the whereabouts of all emergency equipment (i.e., fire extinguishers, eyewash, and shower stations, first aid supplies, breathing apparatus, etc.)
Safely use hand tools, power tools, and test instruments to maintain, troubleshoot and repair various types of equipment
Supports customer satisfaction processes by ensuring customers are informed about the status of their request in a timely and accurate manner
Maintains operation and maintenance manuals for all equipment. Record all tests, scans, and inspections as directed
Maintains all tests, logs, and manuals in an efficiently organized manner
Ensures accurate and timely documentation
Follows good hood housekeeping standards
Perform any additional duties on an as "required" basis where such duties are within the scope of contractual obligations
Communicates with ISS and customer facility operations management teams, tenants/ utility system end users, and Business Unit Stakeholders
Operate, monitor, adjust, maintain facility assets/systems and associated control systems
Maintain CMMS system records, logbooks, and required documentation
Oversee work performed by outside contractors
Requisition necessary material to complete required repairs
Perform applicable administrative duties...Payroll, HR, training, etc.
The Facility Maintenance Technician must be capable of working independently, and/ or under the direction/ oversight of local (Lead Building Engineer, Chief Engineer, or FM), regional, and/or country TS and Account Managers (dependent on space type, scope of work, and dispersion of ISS organizational managers)
The Facility Maintenance Technician does not supervise other ISS TS personnel. May supervise third-party TS vendors at assigned location(s)

Ideal Candidate Experience
High school diploma or greater
Minimum of two (2) years of experience in facility maintenance
Experience with customer line of business
Experience with customer building type(s)
Ability to read, write, and communicate in English required
Works and participates well as a team member

Good organization skills; disciplined approach to daily activities; takes a sense of pride in all aspects of the job

Apprentice/Generalist level craftsman in facility maintenance
Reads and interprets piping & instrument drawings (P&IDs), floor plans, site maps and/ or electrical diagrams
Experience and proven ability to install/demo/setup/repair general building infrastructure i.e., paint/patch, flooring, windows, doors, hardware
Experience and proven ability to safely secure hydronic and electrical systems for maintenance
Experience and proven ability to braze/ solder copper pie, thread black pipe
Basic carpentry skills
Knowledge of operation of building auxiliary systems i.e., fire-life safety, stand by emergency generators
Familiarity of general building systems i.e., vertical lift equipment, overhead doors
Ability to write, execute written and oral instructions and perform arithmetic calculations
Strong knowledge of safe work practices and procedures typical for maintenance operations
Ability to safely wear a respirator, climb ladders, enter confined spaces, lift heavy objects, and perform other physically demanding tasks
Safely and skillfully use all types of related hand and power tools
