Summary



We are seeking a skilled Maintenance Technician to join our team at Barrie Municipal Non-Profit Housing Corporation. In this role, the position is responsible for ensuring that assigned work orders are completed in a timely and accurate manner, consistent with required standards and guidelines.

This is a full-time position (37.5 hours, Monday-Friday) at an hourly rate of $25.68.

Requirements



Familiarity with building systems and operation including knowledge of repair methods, materials and technology. Capability to lift 45 kilograms. Ability to work independently. Sensitivity to working with tenants in supported housing Self-reliant, motivated, and responsible. Time management and organization. Efficient written and verbal communication skills. Ability to work unsupervised and in a timely manner. Ability to work independently as well as part of a team. Demonstrates initiative to assist in other areas when requested or required.

Responsibilities



1. Responds to work orders daily.

2. Receives and reviews work orders, arranges and schedules work according to the priorities, daily.

3. Obtains appropriate approvals in writing from Management staff before proceeding with major repairs. In the absence of a Manager, uses direction during emergencies to complete repairs and report actions taken to a Manager as soon as possible.

4. Checks mechanical systems including pressure gauges, pumps, boilers, air handling units, water storage tanks, electrical panels, fire equipment and hose cabinets where a licensed tradesperson is not required, weekly and monthly.

5. Reports repairs requiring a contractor to the Manager.

6. Repairs or replaces doors, locks, hardware, sinks, toilets, counters, shelving, electrical outlets and fixtures, electrical panels, flooring, walkways and paths, fencing, gates, glass, screens, windows, exterior lighting, soffit, and fascia as appropriate, porches and exterior steps, daily.

7. Patches, primes, paints drywall and/or installs new drywall and framing, when required.

8. Performs minor roof repairs.

9. Repairs and/or installs flooring.

10. Clears snow and ice from walkways, stairways and entry ways as required. Sands/salts these areas, daily.

11. Minor repairs to sidewalks, pavers, exterior signage, retaining walls, garages etc.

12. Operates power washing equipment on garage floor surfaces and garbage chutes and equipment, monthly or more frequently as required.

13. Prioritizes repairs in vacated units at the time of turnover, as required.

14. Determines supplies and equipment required from work orders and prepares purchase orders, weekly.

15. Maintains a current inventory control of all maintenance materials, tools, and equipment and reports stock requirements and repairs to Manager.

16. Ensures that all equipment is in good working order and repaired as required.

17. Ensures that appropriate safety supplies, equipment, tools and materials are on site when doing work orders to minimize down time and unnecessary travel.

18. Performs tasks required to achieve the short term and long-term preventative maintenance plan as assigned.

19. Performs weekly generator test as required.

20. Performs monthly fire test. Documents appropriate entries in fire logs.

21. Makes preliminary diagnosis and refers major electrical, heating and water system faults or repairs to Manager.

22. Identifies and makes recommendations for the improvement of maintenance repair program.

23. Performs tasks within WHMIS and WSIB requirements.

General and Administrative Duties



1.

Assists in the accurate and timely recording of information in inspection reports, logs, work orders, inventory, etc., daily.

2.

Completes all relevant documents as per the purchasing policy.

3.

Completes incident reports when appropriate.

4.

Documents any significant problems, events, changes to services, etc.

5.

Prepares and submits time sheets by the required date.

6.

Prepares and submits travel and expense sheets on a monthly basis.

7.

Assists the Building Services Manager in ensuring tenant's safety in operations and participate in tenant training, education and meetings.

8.

Participates in regular supervisory sessions with the Manager.

9.

Performs other duties as required.

10.

Identifies and makes recommendations for improvement of the department and offers solutions to problems.

Problem Solving and Judgement



Prioritizes maintenance tasks and work orders.

Required to troubleshoot electrical and plumbing issues and determine whether a contractor is required.

Responds to maintenance emergencies and determines best plan of action.

Escalates tenant inquiries and issues to Housing Support staff when required.

Must be able to stand for extended periods of time.

Heavy lifting required (up to 45kg).

Operating heavy equipment and power tools.

Responsibility



Responsible for confidential tenant and company information.

Responsible for use and safe keeping of company cell phone, maintenance equipment and keys.

Responsible for ensuring fire extinguishers are in their proper place and in working order.

Secures mechanical room, storage room and garbage rooms at the end of each day.

Frequently interacts with multiple contacts, including residents and contract labourers.

Occasionally exposed to dangerous/harmful situations including violence or threat of violence and verbal abuse.

Occasionally cleaning in several Barrie Housing locations.

Occasionally travels between Barrie Housing locations.

Occasionally exposed to dangerous places and equipment.

Occasionally exposed to noxious fumes.

Occasionally exposed to toxic chemicals.

Occasionally exposed to infectious diseases and drug paraphernalia.
