Maintenance Team Lead

Job Description

The maintenance team lead is responsible for the day-to-day supervision of the maintenance and cleaning team as directed by the Maintenance Manager, as well as the overall upkeep and maintenance of Leston properties.

ESSENTIAL DUTIES & RESPONSIBILITIES

Coordinate the maintenance staff with completing work orders and turning units for market ready. Reviews timesheets biweekly for accuracy. Ensures that maintenance team members are adequately trained, equipped, and motivated so that the cleaning and maintenance program can be accomplished in a safe, timely, and cost-effective manner. Oversee all contractor work to ensure the contractors comply with facility standards and procedures.
Responsible for the safety of individuals on the team and that of those impacted by any maintenance activity.

Reviews timesheets biweekly for accuracy.

Provide technical expertise to the team

Oversee the team's performance, attendance and disciplinary issues

Identify areas of development within the team to achieve a flexible and responsive team which can support the demands of operations.

Understand and work in accordance with Leston's quality requirements and policies and procedures outlined in the corporate manual.

Responsible for the safety of individuals on the team and that of those impacted by any maintenance activity

Periodically inspects work performed by maintenance and cleaning team members for quality assurance.

Diagnose operational problems and recommend corrective action.

Responsible for notifying Maintenance Manager immediately of need for Employee Counseling-Corrective Action form and/ or Incident Reports.

On a weekly basis the maintenance/ cleaning lead will meet with the Property Managers to review daily plans, prioritize work and discuss the logistics involved in performing the desired work.

Collaborates with Maintenance Coordinator to establish goals, priorities, and expectations, and to help develop the action plans and strategies for accomplishing them.

Maintains adequate inventory of spare parts and maintenance materials and works with Maintenance Manager to order supplies and tools as needed to stay within budgetary guidelines.

Develops standards for the cleanliness and overall appearance of the building exteriors, market ready unit interiors, curbs, signage, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of Leston standards.

Monitor supply and parts inventory

Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies.

Perform other duties as required by management.

Relationship Management

Liaise and communicate with other departments, tenants, vendors and other service providers

Manage contractors on site to ensure they meet legal and company requirements

Qualification:

Clear understanding of trades: carpentry, plumbing, painting, appliance repair, and electrical wiring; standard practices and tools used in the maintenance and repair of building facilities.

Safety practices and procedures related to the building trades; basic math to add, subtract, multiply, and divide.

Considerable experience troubleshooting HVAC.

High School Diploma, GED, Trade, Technical, or Vocational school

Experience:

Minimum of 1 year of supervisory experience

3+ years of related experience working for multifamily property

Skill and Ability to:

Effectively use a variety of hand and power tools.

Review and identify projects needed to be serviced by outside contractors.

Communicate effectively in both oral and written form; maintain work logs.

Establish and maintain cooperative and effective working relationships with those contacted in the course of work assignments.

Ability to coach, counsel and lead a team of people

Excellent problem-solving skills

Ability to manage a wide variety of activities at the same time

Ability to plan, analyze and challenge

Able to work cross functionally and collaboratively with many stakeholders

Financial acumen with ability to balance material usage

Good understanding of Leston's expectations and deliverables with an awareness of the impact of failure/cost of poor quality

Ability to take call after hours when required

Practical hands-on approach to problem solving

Other Requirements:

Employee should have their own basic tools.

Valid Driver's License required.

Willingness to work outside (if necessary) in inclement weather.

Must be physically able to perform repairs when needed.

Ability to lift minimum of 25 lbs.

Job Type: Full-time

Pay: $63,000.00-$68,000.00 per year
