Reporting directly to the Property Manager, the Maintenance Person is responsible for performing maintenance functions with respect to the internal and external project structures, facilities and grounds.
Duties and Responsibilities
Oversee all maintenance related matters as well as all buildings and tenant issues.
Ensure that common areas are maintained and that all machinery and equipment is fully operational.
Daily site inspections of each assigned property.
Ensure that all unit turnover work, including cleaning and in-suite maintenance and repairs, are completed prior to occupancy by new tenants.
Inspect the sprinkler rooms, pipes and heating/air conditioning systems.
Maintain adequate levels of materials and supplies.
Reporting of all relevant information and/or any issues to the Property Manager of the building.
Interact with tenants in a courteous and tactful manner at all times.
Participate in a rotating on call schedule to respond to urgent or emergency issues arising outside of regular business hours.
Arrange for annual inspections, with respective contractors.
Obtain quotes for issues and repairs, and issuing of Purchase Order (PO's), up to the approved maximum limit.
Supervise Tenant Improvements.
Perform various other duties and tasks which may be assigned from time to time.
Requirements
Must have a valid driver's license and access to a vehicle.
Must pass Criminal Record Check
Must provide drivers abstract & proof of insurance
