Maintenance Manager (individual Residential Units)

Job Description

We are a residential real estate team focused on investment properties. The majority of these investments are single condominium units, but a large proportion of our client portfolio is made up of small to medium multiplex units and single family homes as well. We are looking for a residential Maintenance Manager, to deal with individual investor-owned condo units and/or small multiplex or single family rentals. You are a self-starter that is extremely organized, detail-oriented, and is able to juggle a lot of tasks and people. You can communicate professionally with good customer service to everyone, treating all tenants, owners, and suppliers with respect. Your main duties involve hands on objectives so a background in maintenance or construction would be an advantage. None of this knowledge is required of course, we can teach you along the way. What you do need to know is how to problem solve. You should have a car because you\'ll be all over the city. We have free parking at our office at Broadview and Gerrard. This will be the home base. It would be helpful if you had a real estate sales license, but it is not required. Primary Job Responsibilities:

  • Managing maintenance requests from tenants and landlords using Buildium
  • Acting as a liaison between tenants, landlords, and third party contractors
  • Coordinating maintenance jobs and supervising contractors
  • Conducting unit inspections and creating thorough inspection reports for move outs, move ins, and semi-annual routine inspections
  • Taking care of minor repairs (ie. replacing light bulbs, HVAC filters, batteries, etc...)
  • Arranging seasonal maintenance contracts and tasks (ie. snow removal and grass cutting)
  • Sourcing and ordering new supplies for tradesmen to install (ie. plumbing fixtures)
  • Nurturing and expanding our contractor network
  • Creating invoices and sending them to the landlords
  • Setting up lockboxes, key cutting and key exchanges
  • Organizing physical keys and updating systems using Notion (application)
You will also be assisting the main property manager with:
  • Inspections
  • Move outs
  • Key Exchanges
  • Seasonal Maintenance
Work Schedule:
  • Compensation varies based on your skill set and experience

  • Knowledge of the Residential Tenancies Act (or at least how to look up the right information)
  • Ability to use the web and mobile platform for our property management software
