Maintenance Inspection Coordinator Job Summary:



Reporting to the Maintenance Manager of the Co-op of the Co-op that is in downtown Toronto that is currently part of the City of Toronto and Toronto Community Housing Corporation (TCHC) Alexandra Park Revitalization Project that began in 2014 and will be completed in 2038 by Tridel that will deliver 410 new units comprised of townhouses and 2 apartment buildings. The Maintenance Inspection Coordinator will participate in the project management activities from the Execution to Closure phases beginning September 2025 with a primary focus on Pre-Delivery Inspections for unit turnover, Inspections and Monitoring of Warranty Period, Builder Deficiency Maintenance Repairs and Resident Education and System Training.

Your hands-on and technical maintenance technical skills, preventative maintenance knowledge of systems and building equipment will be an assist in you achieving your job functions. The attention to detail, administration and strong written and oral communication skills will enable timely and efficient resolution.

Working independently or as a member of the maintenance team you will work closely with various external stakeholders, Board of Directors and residents to deliver a positive, educated relocation transition experience to their new home.

Maintenance Inspection Coordinator Skills and Qualifications

:



Prior Experience, working knowledge and/or hands-on experience with conducting Pre-Delivery Inspections (PDI).

Hands-on maintenance repair technical skills and building system knowledge

Understanding of project management principles

Technical and mechanical knowledge

Key Job Function: Pre-Delivery and Warranty Period Inspections:



Participate in the development of Pre -Delivery Inspections (PDI) and Builder Warranty Inspections process, procedures and policies

Conduct comprehensive Pre-Delivery Inspections to identify missing or deficient items

Participate in the unit turnover process for the delivery of Alexandra Park Revitalization Unit to residents

Prepare detailed PDI Inspection Reports that document inspection findings, including any deficiencies or non-compliance Builder issues for the Maintenance Manager and TCHC Construction Team

Conduct Monthly Warranty Period Unit Inspections to identify any Builder deficiencies

Conduct Monthly Unit Condition Unit Inspections, completion of inspection documentation and follow-up with Maintenance Manger and Property Manager regarding TCHC and Co-op By-Law violations

Conduct Quarterly Unit Inspections that includes written inspection notes, identification of deficiencies, actions repair/maintenance activities and follow-up with Maintenance Manger and Property Manager regarding TCHC and Co-op By-Law violations

Conduct Follow-up Violation Inspections, completion of inspection documentation and follow-up with Maintenance Manager and Property Manager to confirm compliance or continuance of violations.

Key Job Function: Project Management:



Participate in the development of documentation of Maintenance system and equipment process, procedures and policies for Alexandra Park Revitalization Project

Participate and/or conduct training sessions for Maintenance and/or Office staff on building, systems and equipment for Alexandra Park Revitalization Project

Participate in the development of the Resident Handbook for the apartment and townhouse units for Alexandra Park Revitalization Project in coordination with TCHC Construction Team

Participate and/or conduct Resident training sessions on the systems and equipment in their units for Alexandra Park Revitalization Project in coordination with TCHC Relocation Team

Participate and/or conduct Resident Feedback Session meetings, complete documentation/minutes of feedback and assist in resident follow-up process for Alexandra Park Revitalization Project in coordination with TCHC Relocation and TCHC Construction Teams

Assist in the resolution of Builder deficiencies working with TCHC Revitalization Construction Team and Maintenance Manager to completed unit turnover to Co-op for Alexandra Park Revitalization Project.

Assist in the tracking, monitoring and resolution process of Warranty deficiencies working with TCHC Revitalization Construction Team and Maintenance Manager for resolution prior to warranty expiration for Alexandra Park Revitalization Project.

Assist Maintenance Manager with unit turnover activities to residents in coordination with TCHC Revitalization Relocation Team for Alexandra Park Revitalization Project.

Key Job Function: Maintenance and Repair Management:



Identifies infrastructure repairs and participates in the development of the maintenance, replacement, and repair plan with Maintenance Manager for Revitalization Units

Participates in weekly meetings to review, discuss and address any health and safety infrastructure issues during Relocation and Turnover Process

Oversees and reviews work being performed by contractors of services for the Co-op for maintenance and repair requirements for the Co-op's Residential units, Common Grounds and Systems to maintain the asset value, meet legal, regulatory and safety requirements (i.e. Fire Code, Elevator Code, Electrical Safety Authority, etc.) and other building, Co-op and TCHC maintenance standards.

Initiate and track Warranty or Deficiency work order tickets with TCHC Revitalization Construction Team for repair and resolution

Monitor and conduct daily and weekly inspection of building systems including HVAC, electrical, plumbing, and mechanical equipment.

Ensure compliance with health, safety, and environmental regulations.

Maintain accurate records of maintenance activities, inspections, and repairs.

Respond promptly to emergency maintenance requests and troubleshoot issues.

Job Type: Full-time

Pay: $50,000.00-$55,000.00 per year
