Position Overview: Live-In Property Technician
Join the backbone of community-focused property management and contribute to maintaining the heartbeat of our client\'s residential properties in the Greater Toronto Area. As a Live-In Property Technician, you play a crucial role in ensuring the seamless operations and resident satisfaction within our client\'s residential communities.
Responsibilities:
Daily Equipment Check: Conduct daily inspections of mechanical and electrical equipment, including roof-top equipment, sprinkler rooms, elevator machine rooms, and more.
Curb Appeal Maintenance: Maintain first-class exterior grounds, sidewalks, parkades, and loading bays, ensuring top-notch curb appeal and resident satisfaction.
Suite Turnover Assistance: Assist in preparing suites for turnover, ensuring expedited readiness for new residents/prospective tenants.
Logbook Maintenance: Keep a detailed daily logbook of activities, maintenance requests, and emergencies.
Record-Keeping Updates: Update and maintain maintenance records, inspection reports, turnover sheets, and maintenance/contractor files.
Automated Systems Monitoring: Monitor and respond to issues with building automated systems.
Deficiency Identification: Identify and address operational/maintenance deficiencies and property damage, liaising with contractors when necessary.
Preventative Maintenance Coordination: Coordinate and supervise preventative maintenance of building equipment and systems.
Hands-On Services: Perform hands-on housekeeping, repair, and maintenance services in common areas, tenant suites, building exterior, and more.
Plumbing, Electrical, and Drywall Repairs: Conduct minor plumbing, electrical, drywall, and painting repairs.
Safety Operations Participation: Participate in fire and life safety operations and procedures.
Supply Inventory Management: Maintain inventory of maintenance supplies and reorder with approval.
Vacant Unit Inspections: Assist with inspections of vacant units and monitor landscape contractors.
Required Knowledge and Skills:
Physical Prowess: Ability to physically carry out duties of a maintenance technician.
Effective Communication: Proficient in oral and written English.
Interpersonal Skills: Strong interpersonal skills.
Multitasking Ability: Ability to multitask and consistently meet deadlines.
Tech-Savvy: Basic computer skills: use of Outlook, Word, Excel, and smartphone operations.
Regulatory Knowledge: Knowledge of governing legislation such as the Residential Tenancy Act, Building Code, Fire Code, and Occupational Health and Safety.
Drivers License: Valid G Driver\'s Licence.
