Job Responsibilities:





The Live-On-Site Manager is responsible for the day-to-day minor maintenance, upkeep, and tenant relations at Deerwood. This role ensures the property is maintained to a high standard, acts as the first point of contact for tenant concerns and emergencies, and supports the property manager in delivering a safe, clean, and well-managed environment.



Essential Duties and Responsibilities:

Maintenance & Upkeep





Carry out all minor maintenance as agreed with the property manager. Maintain interior common areas, parking, and grass areas, including: Mowing, trimming, and watering lawns as required. Keeping common areas, parking lots, and grass areas clear of debris and garbage daily. Daily inspection of the boiler room. Cleaning common hallways, windows, laundry rooms, storage rooms, stairs, etc.; report deficiencies to the property manager. Complete snow removal for all exterior stairs, landings, and sidewalks daily; maintain a log of snow removal and ice melt applications.

Tenant Relations & Emergencies





Address tenant concerns and complaints; act as the first point of contact for overnight emergency issues. Maintain confidentiality of all tenant information, documents and discussions

Property Supervision





Supervise the property and immediately advise the Portfolio Manager of any loss, damage, or complaint. Show units to potential new tenants. Coordinate and provide access for contractors as needed.

Administrative Duties





Complete standard Tenant's Application and Tenancy Agreement for the unit occupied. Responsible for rent collections for all occupied units Report all necessary maintenance requirements to the Portfolio Manager

Ability to perform minor maintenance and cleaning tasks. Strong organizational and communication skills. Ability to respond to emergencies and coordinate with contractors. Commitment to confidentiality and professionalism. Reside on-site and abide by tenancy agreement terms.


Additional Duties and Responsibilities:



Practice and adhere to FirstService Residential Global Service Standards. Conduct business at all times with the highest standards of personal, professional and ethical conduct. Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional material and supplies. May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines. Ensure all safety precautions are followed while performing the work. Follow all policies and Standard Operating Procedures as instructed by Management. Perform any range of special projects, tasks and other related duties as assigned.

Must be able to stand or sit for prolonged periods of time, must be able to use a keyboard, and office equipment; Must possess a valid Alberta Driver's License; Be able to work flexible hours to accommodate evening meetings and/or emergencies.
