Reporting to the Leasing Manager, the Leasing Consultant is the first ambassador of the Tricon Residential brand and, acts as the primary driver of leasing activity. The leasing consultant is involved in all aspects of the leasing functions, including but not limited to, responding to prospect leasing inquiries, educating the potential resident to the Tricon Residential brand, showing suites and amenities, inspecting suites, assisting with application documentation, execution of lease agreements and, selling the value of the Tricon Residential property.

Located within the Canary District Masterplan, Canary Landing is a 12-acre 2,500 unit purpose-built rental apartment community that will deliver in phases starting in 2022 through 2025, and is being positioned in the marketplace as Toronto\xe2\x80\x99s most livable community. Canary Landing\xe2\x80\x99s outstanding location (proximity to downtown core, Distillery District, Corktown Common, Don River Valley ravine system), acclaimed Danish architecture, and vibrant public realm prioritizes the pedestrian experience. ESSENTIAL DUTIES AND RESPONSIBILITIES:
Customer Service:

  • Handle inquiries from prospective residents professionally and courteously
  • Provide superior customer service to both internal and external clients by identifying and understanding the needs of others
  • Act with integrity and demonstrate support for our core values
  • Promote a strong sense of community
  • Follow up with prospects
  • Maintain an overall focus on enhancing the customer experience
  • Respond to telephone and email leasing inquiries. Follow up with all leads in a timely fashion
  • Courteous and prompt communication with residents, team members and management


Leasing:
  • Encourage appointments or viewings with all prospective resident walk-ins, email inquiries and calls
  • Conduct viewings of the property and suites with prospective residents. Sell the value of the property and its features in order to obtain a commitment to rent as required
  • Qualify prospective residents to determine their requirements
  • Welcome new residents and provide full orientation when required
  • Actively promotes referral programs
  • Negotiate leases to obtain optimum value
  • Monitor the sales path daily to ensure common areas and suites are clean and up to standards
  • Maintain detailed knowledge of suite inventory
  • Review advertisements on an ongoing basis for photography and content quality as well as pricing accuracy
  • Accountable for recommending ideas for continuous improvement of processes and enhancements
  • Assist in the creation of marketing reports including status of planned developments, competitive market rents and overall resident activity
  • Inspect upcoming suite availabilities prior to showing to potential residents as required
  • Inform appropriate personnel of any deficiencies or problems noted in the building or on the property that require attention
  • Monitor reports to analyze weekly traffic trends and lease performance
  • Other duties and/or procedures as assigned
  • Assist with completion of incoming and outgoing suite inspections and documentation as required
  • Other duties and/or procedures related to rental and administration of suites as assigned
  • Conduct market surveys as required, including staying current and ensure thorough knowledge of the competitive landscape
  • Assist prospects with completing application, if required


Health and Safety:
  • Follow prescribed Personal Protective Equipment (PPE), health and safety regulations and procedures in compliance with Ministry of Labour laws
  • Ensure compliance with legislation, including but not limited to, the Residential Tenancies Act, Employment Standards Act, fire Code and Ontario\xe2\x80\x99s Occupational Health and Safety Act


EDUCATION, EXPERIENCE AND SKILLS:
Requirements:
  • 2 years of sales and customer service experience required
  • High school diploma required, College Diploma/Bachelor\xe2\x80\x99s Degree is preferred
  • Knowledge of MS Office (Word, Excel, and PowerPoint), Yardi is an asset
  • Must possess exceptional communication and interpersonal relationship skills
  • Strong attention to detail and problem-solving is required
  • Must be a self-starter with high degree of initiative, agility, creativity, and work-hour flexibility
  • Ability to work with a diverse group of people with varying interests, while being culturally aware

WORKING CONDITIONS:
  • While performing the duties of this job, the employee will be in a general office environment however is frequently required to move throughout the property. Minimal lifting may be required up to 15lbs
