The Project Manager oversees day-to-day operations of restoration, abatement, and construction projects--ensuring on-time, on-budget delivery with exceptional customer service. This role involves client communication, job planning, subcontractor coordination, documentation, safety oversight, and leading technicians onsite.
You will work closely with condo boards, property managers, insurance adjusters, and homeowners to ensure clear expectations, transparent cost control, and smooth project execution.
Key Responsibilities
Project Management & Execution
Lead all phases of restoration, abatement, and construction projects
Build detailed scopes, budgets, and schedules
Coordinate in-house crews, trades, and subcontractors
Manage project documentation, photos, safety logs, change orders, and daily updates
Ensure compliance with building codes, IICRC standards, and Kalloway SOPs
Conduct site inspections, quality checks, and sign-offs
Handle emergency response calls and after-hours incidents as required (rotational)
Client & Stakeholder Communication
Serve as the primary contact for condo boards, property managers, adjusters, and homeowners
Provide regular job updates, timelines, and solutions when issues arise
Attend site meetings, walkthroughs, and board presentations as needed
Financial & Administrative
Maintain accurate budgets and job costing
Approve subcontractor invoices and PO requests
Prepare estimates and change orders
Deliver projects with strong profitability while maintaining Kalloway's quality expectations
Leadership
Lead and support technicians on-site
Promote teamwork and uphold Kalloway's culture and values
Ensure safe work practices and COR compliance across all project sites
Required Skills & Experience
2+ years experience in restoration, construction, or project management
Strong knowledge of building systems, trades, and job sequencing
Experience working with property managers, insurance adjusters, or condo boards (asset)
Ability to read scopes, drawings, and project specs
Excellent communication and client-facing skills
Strong organizational and time-management abilities
Valid driver's license and reliable transportation
IICRC certifications, asbestos/lead awareness, or construction safety training considered an asset
Ability to take Extreme Ownership of projects and problem-solve independently
