, you will be responsible for completing major and minor electrical repairs in residential buildings and resident units. You will also troubleshoot and repair all building systems [HVAC, pumps, motors, ventilation systems, automatic valves, sensors, and Building Automation Systems equipment]. You will report directly to the Maintenance Manager.
Hours of Work:
Monday - Friday, 7:30am-4:00pm.
On-Call:
Scheduled on the on-call rotation list. You will receive minimum 4-hours compensation for each week you are on the on-call schedule. In addition to this, for each call-out that occurs where you must attend a job site, you will receive minimum 4-hours compensation at your regular rate. For every on-call hour, you will earn paid vacation at a rate of 4%. You will also receive 3 additional vacation days annually.
Work Location:
Southwest Properties portfolio as required (Halifax, NS). Company vehicle provided.
Complete major and minor electrical repairs in residential buildings and resident units.
+ Plugs, switches, & plates.
+ Lighting.
+ Ceiling fans.
+ Smoke detectors. Assist with the design, preparation and implementation of a preventative maintenance program for all current and future residential properties.
Ensure proper operation of mechanical and building systems to optimize efficiency without compromising residential comfort.
Ensure that preventative maintenance and inspections of mechanical equipment and building systems are being performed and documented where required.
Perform troubleshooting, maintenance, and repairs to the buildings heating and cooling systems.
Ensure tenants heating and cooling needs are being met. Professionally respond to tenant requests, complaints, and feedback.
Troubleshoot and repair all building systems - preventative maintenance and unscheduled maintenance on HVAC, mechanical and building systems.
+ Systems include HVAC - pumps, motors, ventilation systems, automatic valves, sensors and Building Automation Systems equipment. Effectively respond to all alarm conditions, troubleshooting issues where required.
Perform water treatment on chilled water and hydronic hot water systems.
Change HVAC filters as required.
Complete monthly tests: hydronic water, boiler safety, control circuit, generator testing etc.
Ensure all belts and filters are routinely checked and replaced as required.
Inspect, test, and calibrate carbon monoxide sensors and associated damper and exhaust fans.
Monitor and test fire alarm panels and take offline when maintenance needs are required.
Repair and replace buildings' occupancy sensors.
Monitor and adjust building automation controls where necessary.
Maintain an accurate inventory of HVAC supplies and replacement parts.
Keep abreast of new mechanical technologies and products.
Analyze payback opportunities and make recommendations for implementation.
Follow good housekeeping procedures and maintain a tidy, clean and safe work area.
Ensure that required documentation is completed correctly and on time including maintenance logs, equipment monitoring, operational forms, work orders and inventory counts.
You will be required to adjust to many different working conditions, including: standing for long periods, heavy lifting, confined spaces, heights, loud noises, and repetitive movements.
Our ideal candidate has 3-5 years experience (or equivalent) with Building Mechanical and Control Systems, and
must be a Journeyman Industrial Electrician
