Job Requirements

  • Ensure overall integrity of TD's appraisal process and that property standards and compliance continue to meet Bank, regulatory and CUSPAP standards
  • Provide strategic direction and guidance on a broad range of complex operational activities. Participate in the development of the overall strategic direction, operating budget, delivering business objectives and overall people development within the unit
  • Provide Coaching and delivery of ongoing skill enhancement of individuals who complete First Line of Defense oversight & control activities for appraisals supporting our TD Mortgage book and our mandate to act as a key control function of the RESL lending process
  • Act as escalation point for complex, higher risk property appraisals to ensure sound collateral management in addition to supporting escalation signoffs within authorized limits
  • Consult on projects and initiatives impacting appraisal processes and practices
  • Take ownership & manage appraisal escalations from sales channel and issues that require specific appraiser expertise and knowledge
  • Provide appraisal training including industry knowledge/trends for TD
  • Ensure appraisal reports are within TD's Risk appetite, are appropriately rationalized & meet regulatory requirements
  • Complete quality assurance against vendor appraisal reports to ensure Bank and CUSPAP standards are met
  • Proactively identify areas of risk or changing trends in appraisal industry
  • Support unit to achieve Satisfactory internal Audit results
  • Support, coach and develop a diverse workforce, ensuring performance management practices are implemented and followed to achieve results and professional/personal development objectives
  • Monitor and consult on TD Appraisal property risk triggers and Terms of Reference documents to ensure appraisals completed on behalf of the Bank are of high quality and meet policy, regulatory & CUSPAP standards

The In-House Appraiser role is responsible for oversight and integrity of the Banks appraisal program to ensure sound collateral against our Mortgage book of business. This role ensures residential appraisals are reviewed within established authorized limits and policy compliance standards and act as an escalation point for complex appraisals and to ensure overall good quality of subject property and appraisal report. This role will provide coaching and ongoing skill enhancement to the teams who complete First Line of Defense appraisal compliance reviews on behalf of Money Our Customer Service nationally. The individual will act as a Subject Matter Expert for appraisals, share appraisal industry knowledge within the team, provide robust risk management around appraisal reports and support the overall integrity of the appraisal process. The In-House Appraiser will represent TD Appraisal Services and consult for projects and initiatives impacting the appraisal process.
As a valuation expert you will review appraisal reports received from our Appraiser network and managed through our Appraisal Management Companies for accuracy of information, descriptive content and adherence to TD Bank credit policy, terms of reference and appraisal (CUSPAP) standards.

Additional Information
  • A Certified Residential Appraiser (CRA) designation is a mandatory requirement with a minimum of five years of experience as a designated appraiser completing various residential inspections
  • Expert knowledge of Residential Appraisal industry through experience as an appraiser with a proven track record of professional practice
  • Strong leadership skills and strategic thinking
  • Understanding of Real Estate Lending Policies Credit policy
  • Risk management acumen to ensure appraisals are completed in adherence to CUSPAP standards, are aligned with TD credit policy and within the Bank's Risk Appetite
  • Knowledge of Bank Mortgage and credit products
  • Superior relationship management capabilities in dealing with key internal and external partners including RESL Product Group, Risk Management, sales channel, and appraisal vendors
  • Strong negotiation skills and proven ability to communicate and influence at all levels, including managing conflict
  • Strong problem solving and decision-making skills
  • Ability to identify appraisal control weaknesses, escalate emerging issues and develop action plans to mitigate risk
  • Ability to quickly understand complex information and communicate in a concise and straightforward manner
  • Change Leadership: Act as an agent and leader of change to support the busines through ongoing change
  • Strong organizational skills, ability to multi-task in a fast-paced environment and to manage deadlines
