Position Overview: The Handyman is responsible for ensuring the upkeep, functionality, and asthetic value of rental properties and their surrounding lands. This candidate will be the go-to person for all maintenance and preventative-maintenance affairs related to this Community.
Location: 17620 65 St NW and 1265 McConachie Blvd NW.
Reporting: This position reports to the Property Manager.
Renumeration: Salary of $48,000, net, paid bi-monthly. There are no benefits being offered with this role. This is an independent contractor role that is permanent and full-time.
Working hours: Monday - Friday, 8am - 6pm, and/or work hours as needed to meet the demands of the business. Some flexibility will be needed for month-end as occasional weekend work may be required - time off in lieu will be provided.
Objectives of this role: Forge relationships with Property Owners, Contractors, and Tenants, and oversee maintenance and preventive-maintenance measures. Work within budgets and timeliness to provide timely, effective, and efficient service.
Responsibilities:
Moving heavy furniture and equipment
Climbing ladders and going into crawlspaces as needed
Gathering tools and supplies, and bringing them to the worksite
Finding ways to reduce costs of equipment and supplies
Checking inventory and ordering supplies when needed
Performing in-suite repairs and minor renovations in an efficient manner, including but not limited to: drywall repair, painting, baseboard installation, flooring (vinyl plank) installation/repair, trouble-shooting hvac systems and appliances and recommending the best course of action for repair without void warranty, etc.
Clean up of work site nightly if unit is occupied
Unit showings for potential tenants (assist the Property Manager where necessary)
Assisting with annual unit inspections and annual fire verification inspections
Any other reasonable task as assigned
Required skills and qualifications:
Strong communication and excellent listening skills to deal with tenants, property owners, and any other maintenance staff
Excellent attention to detail and strong organizational skills
Basic knowledge of plumbing, electricity, painting, flooring, and appliances
Willingness to adapt and learn new skills
Customer service oriented and ability to perform tasks effectively based on customer needs
Strong work ethic and teamwork
Time-management abilities
Problem-solving skills
Ability to travel within 2 communities, and work an unpredictable schedule based on business demands
Consent to allow for a criminal record check
