Les principales responsabilit\xc3\xa9s incluent :

  • Faire les inspections diverses des propri\xc3\xa9t\xc3\xa9s et formuler des recommandations face aux probl\xc3\xa9matiques inventori\xc3\xa9es et \xc3\xa9tablir un plan d\xe2\x80\x99action (annuel et quinquennal);
  • \xc3\x89tablir les budgets d\xe2\x80\x99op\xc3\xa9ration annuels des activit\xc3\xa9s sous sa responsabilit\xc3\xa9 et pr\xc3\xa9parer les pr\xc3\xa9visions mensuelles, les rapports sur les \xc3\xa9carts et les rajustements comptables de fin d\xe2\x80\x99exercice;
  • \xc3\x89tablir les param\xc3\xa8tres d\xe2\x80\x99ex\xc3\xa9cution des travaux d\xe2\x80\x99am\xc3\xa9nagement des locataires et des travaux correctifs ou de remplacement des divers \xc3\xa9l\xc3\xa9ments structuraux ou m\xc3\xa9caniques des propri\xc3\xa9t\xc3\xa9s, Veiller \xc3\xa0 l\xe2\x80\x99application des lois, codes et r\xc3\xa8glements concernant la s\xc3\xa9curit\xc3\xa9 des occupants, des visiteurs, des sous-traitants et la protection des biens;

  • En collaboration avec le groupe d\xe2\x80\x99approvisionnement, participer aux appels d\xe2\x80\x99offres pour les services de son secteur, obtenir des devis, n\xc3\xa9gocier et g\xc3\xa9rer tous les contrats de services sous sa supervision;

Connaissances et aptitudes requises

Reporting to the General Manager, Centre Eaton of Montreal, PMT, Place Montr\xc3\xa9al Trust and Le 1500, the incumbent ensures that the maintenance of shopping centers and the office building is carried out according to best practices. Part of your duties, you will be responsible for the proper conduct of activities relating to all operations and technical aspects of the properties and the maintenance of these assets. You will take charge of technical activities such as electromechanics, architecture, preventive maintenance and other building trades and will ensure that all properties comply with the Company\'s standards. You will manage the service contracts of the various contractors, the technical teams in place, and will be in contact with retailers to offer them superior quality services.

Key responsibilities
  • Ensure property operations, including the management of housekeeping, maintenance, external contractors and building technical facilities (HVAC, mechanical and electrical systems, building controls and risk management);
  • Analyze, monitor and rigorously control the quality of service of repair, housekeeping and technical work on all properties (electricity, plumbing, mechanics, heating, ventilation, air conditioning, locksmithing, fire sprinkler network, elevators, communication/transmission, structure and architecture);
  • Carry out various inspections of properties and make recommendations to address the problems identified and establish an action plan (annual and five-year);
  • Establish annual operating budgets for activities under its responsibility and prepare monthly forecasts, variance reports and year-end accounting adjustments;
  • Establish the parameters for the execution of tenant development work and corrective work or replacement of various structural or mechanical elements of properties, Ensure the application of laws, codes and regulations concerning the safety of occupants, visitors, subcontractors and the protection of property;
  • Ensure the maintenance and optimization of the various preventive maintenance programs in order to maximize the reliability and life of the assets;
  • Act as an expert in the context of the business relationship with suppliers, riparian partners, municipal services and external services;
  • Promote sound environmental management in the practices of the activities under its responsibility. Ensure compliance with sustainable development programs, optimize energy programs and ensure the achievement of objectives;
  • Manage and motivate the operations team;
  • Ensure the management of operating contracts - Air Conditioning Ventilation Heating (HVAC), communication, transmission (telecommunication) maintenance of elevators and all other contracts related to the equipment of the properties;
  • In collaboration with the procurement group, participate in tenders for services in its sector, obtain quotes, negotiate and manage all service contracts under its supervision;
  • Respond to emergencies related to the operation of properties;
  • The incumbent of this position may be required to work evenings and weekends during projects or special events.
Key requirements
  • Bachelor\'s degree in engineering or combination of training and experience deemed equivalent in a technical field (mechanical, electrical, electromechanical, building mechanics, etc.);
  • 8 to 10 years of experience in a building management role or in the management of technical services for buildings;
  • Strong propensity for customer service;
  • Excellent leadership, coaching, teamwork and a genuine focus on continuous improvement;
  • Analytical and proven problem-solving skills;
  • Proven ability to effectively prioritize tasks to meet deadlines in a fast-paced environment. Ability to adapt to changing priorities;
  • Leadership and results-based approach;
  • Knowledge of LEED and BOMA standards, oriented towards the environment is an asset;
