Reporting to the Vice President, Retail Leasing, Western Canada, the Leasing Manger supports QuadReal\xe2\x80\x99s Retail Leasing team and is responsible for managing the leases on the enclosed mall and open centre portfolio in Western Canada. Duties/Responsibilities:

  • Develop and implement all leasing activities for a portfolio in accordance with approved budgets and asset plans, including specialty leasing and partnership duties
  • Solicit and secure new tenants for existing and future vacancies. New retail tenant prospecting activities: Including but not limited to, social-media platform utilization, in-person networking (\xe2\x80\x9cDoor knocking\xe2\x80\x9d), cold calling, and other, new/original methods of prospecting for new tenants on a regular basis
  • Negotiate renewals to retain desirable tenants
  • Prepare contract documentation related to leases and negotiate favourable business terms with retail prospects to maximize asset value and meet / exceed business plan targets
  • Develop and maintain strong relationships with the brokerage community, tenant representatives and national, regional and independent retailers by means of cold calling, direct mail solicitation and personal presentation of suitable opportunities
  • Provide input and generate marketing / merchandising plans for the required properties
  • Complete and present all budgets and merchandising packages for the required properties
  • Support the ongoing marketing of properties by researching and maintaining accurate information on market demographics and market activity
  • Coordinate the teams leasing efforts with senior management, property management, operations, lease administration, marketing and accounting groups
  • Understand QuadReal\xe2\x80\x99s Documentation and Yardi Processes including: Drafting TOLA\xe2\x80\x99s, tenant offers and proposals for new deals renewals/extensions, document summaries and other letters/documents as needed and distribution of same. Contribute improvements in all of these over time, all in conjunction with the lease administration department and external legal counsel
  • Maintain a complete, ongoing understanding of the retail real estate market with emphasis on current regional lease rates, occupancy, and future trends
  • Gather and analyze market data to ensure that decisions can be made in a timely and confident manner \xe2\x80\x93 strong focus on financial deal reviews, preparing all NER and other financial calculations
  • Prepare recommendations for senior management and/or asset management approval regarding lease transactions
  • Attend meetings, take notes, distribute agenda and minutes as appropriate
  • Assist the Vice President, Retail in identifying and analyzing potential new opportunities in a variety of local markets
  • Prepare weekly, monthly and quarterly reports and set annual leasing budget plans
  • Ensure marketing activities are maintained and coordinated as directed by the Vice President, Retail
  • Attend ICSC Conferences, virtually and in future in person
  • Support QR IT initiatives such as Yardi, InTouch, Teams
  • Draft Deal Approval Memos
  • Responsible for personal Expense Reports
  • Compile key property reporting data and excel spreadsheets in preparation for management meetings and portfolio reporting requirements
  • Strong focus on building strong QuadReal relationships with the brokerage community, existing tenants, municipal employees and others
  • Complete understanding and adherence to the Leasing Conflict Avoidance Policies, Environmental Policy, Code of Conduct and other policies and procedures relevant to the position as prescribed from time to time
  • Embrace and pro-actively support QuadReal\xe2\x80\x99s culture of environmental sustainability, and corporate and social responsibility
  • Work in a fast-paced environment

Education and Qualifications:
  • Education \xe2\x80\x93 University Graduate preferably in Business or Real Estate
  • Experience \xe2\x80\x93 Minimum of 5 years\xe2\x80\x99 experience in the field of retail real estate. Extensive knowledge and proficiency in the areas of leasing, contracts and financial analysis are essential. Ability to be licensed under the BC Real Estate Council on the start date of employment
  • Relationship Skills \xe2\x80\x93 Excellent oral and written communication and presentation skills; ability to work closely with, develop and sustain strong cooperative working relationships with the brokerage community
  • Organizational/Multi-Task Skills \xe2\x80\x93 Ability to allocate one\'s time effectively, work under pressure and manage tight deadlines; ability to handle multiple demands, competing priorities, and adapt to new ideas and constant changes; willing to learn and be in a dynamic environment
  • Decision Making Skills \xe2\x80\x93 Identify and analyze problems; take decisive actions and risks when needed
  • Computer Skills \xe2\x80\x93 Advanced skills in Excel and Word
