Job Title: Director, Property Accounting
Reports To: Senior Director, Property Accounting
Department: Property Accounting
Position Summary
The Director, Property Accounting oversees and supervises Accounting Managers that have the primary responsibility for internal and external financial reporting and analysis.

Responsibilities:

  • Prepare consolidated Property Accounting information required for internal monthly reporting, external quarterly reporting and external audit;
  • Responsible for a portfolio of properties (Operational and Development);
  • Responsible for all accounting and reporting requirements relating to the assigned portfolio;
  • Prepare portfolio analysis reports to internal management and externally to the ownership group of the properties;
  • Prepare the consolidated cash forecast for each property in the portfolio;
  • Undertake the completion of all year-end billings in accordance with lease agreements;
  • Supervise the preparation of all budgets and complete such in accordance with contractual requirements;
  • Manage the auditors and their activities regarding the completion of audit files and tax returns;
  • Monitor and ensure company is complying with requirements of key partnership loan and management agreements;
  • Develop, implement and monitor accounting policies and procedures;
  • Participate in cross-department projects to enhance shareholder value and improve the accuracy of project proformas;
  • Maximize fees and reduce overheads relating to the Management Company;
  • Monitor certain functions relating to the accounting system (e.g. ensure inter-company accounts have been reconciled, G/L control accounts balances, chargeback booked in accordance with lease requirements, etc.);
  • Maximize the use of technology within processes and in the use of the Yardi accounting system;
  • Assist with the overall co-ordination and sharing of information, including financial data, throughout the company;
  • Manage variable, non-standardized and primarily complex problems while exercising business judgment to select the most appropriate solution;
  • Frequently refer recommendations for approval;
  • Make independent decisions, affecting several areas of the company;
  • Assist Accounts Receivable, Property Management and Property Tax departments in providing information for tenant queries where necessary;
  • Work closely with the other members of the Business Unit and the Business Unit Leader to maximize the performance of the portfolio and participate in the development of policy and procedures to create efficiencies;
  • Lead and provide support to an accounting team with Accounting Managers, Accounts Receivable and Accounts Payable Supervisors and direct reports;
  • Participate or lead special projects as assigned by Sr. Director, Operations Accounting;
  • Develop and provide training to staff (accounting and real estate processes).
Academic/Professional Requirements:
  • Accounting Designation is an asset;
  • Bachelors\xe2\x80\x99 degree in a related field.
Required Skills/Experience:
  • Minimum of 5-7 years of work-related experience;
  • Sound knowledge of accounting practices as applied to real estate property management, CAM & Property Tax billings, and financial and management reporting;
  • Experience in managing an Accounting team of at least 10 people, within a real estate organization with a proven track record of following through to achieve desired results;
  • Good oral and written communication skills with the ability to effectively communicate across all levels within and outside of the organization;
  • Intermediate to advanced Excel skills.
