Responsibilities

As the Director of Property Management with Hines, you will provide portfolio property management leadership with focus and emphasis on developing and elevating property and team performance while meeting investment and owner objectives Responsibilities include, but are not limited to:

  • Ability to develop strategic and tactical operational plans for property and portfolio assets
  • Drive internal and external service level performance through implementation, consistency, and execution of Hines Standards
  • Drive thought leadership and continuous improvement by fostering an environment focused on excellence and achieving market leading property performance
  • Create a team environment that fosters and delivers operational excellence, performance, and accountability
  • Manage, train, mentor and continually develop property team members
  • Develop and maintain ethical, professional, and courteous relationships with all service providers, tenants, and stakeholders
  • Drive implementation of client experience and customer relationship and engagement programs with focus on elevating and differentiating the customer and tenant experience
  • Maintain a portfolio view, lead and direct procurement initiatives and contract service functions across portfolio responsibilities including RFP\xe2\x80\x99s, scopes of service and KPI performance metrics.
  • Drive financial administration efficiencies and property NOI performance. Achieve ownership and investment objectives.
  • Engage and support marketing and leasing strategy objectives; collaborate with asset management and ownership.
  • Partner with property leadership; assist, support and perform key tasks for owner and stakeholder reporting and presentation requirements.
  • Maintain in depth knowledge of building mechanical systems; collaborate with Hines central and regional engineering leadership to drive Hines Standards compliance.
  • Ensure jurisdictional licensing (i.e., real estate, occupational, etc.), governmental, industry and company compliance requirements are achieved and maintained
  • Ability to engage and partner with various Hines disciplines including asset management, project development/construction, new business generation and cross functional organizational groups
  • Be a Brand Ambassador; represent Hines in selected business, community and industry organizations and groups
  • Comply with all company and regional policies
Qualifications

Minimum Requirements include:
  • Bachelor\'s degree from an accredited institution
  • Ten or more years related management experience
  • Financial Administration and P&L responsibility
  • Property technology, Apps, CMMS, automation, and energy management systems experience
  • Sustainability programs and certification experience including Energy Star, LEED, WELL, Wired, etc.
  • New building operational start-up experience
