The Director of Construction at NUQO is a senior leadership role accountable for the successful delivery of construction and development projects, with a focus on servant leadership, team empowerment, and hands-on project support.
This role is designed not to manage from a distance, but to actively share the workload of the Project Management team. Whether through mentoring, troubleshooting, stepping into project roles during crunch periods, or helping to drive efficiency, the Director acts as a working leader, ensuring that no team member is left overwhelmed or unsupported.

Core Responsibilities
Leadership & Real-Time Support
Lead and mentor project teams, including Project Managers, Site Supervisors, and support staff.
Be available in real-time via email, phone, or text to support team members and management with day-to-day project needs and issue resolution.
Provide hands-on project management support as needed, stepping in to lead or assist on critical or under-resourced projects.
Approve timesheets and manage vacation schedules to ensure consistent project staffing.
Balance team workloads by redistributing tasks and personally stepping in to maintain momentum and morale.
Project Oversight and Execution
Oversee all phases of multiple projects--from preconstruction through to completion.
Write and review detailed project scopes, ensuring accuracy, clarity, and alignment with client and company goals.
Lead the use of Integrated Project Delivery (IPD) methods to promote shared responsibility, collaboration, and efficiency.
Ensure proper documentation of project progress, key decisions, and changes.
Manage schedules, budgets, scopes, and deliverables to ensure on-time, on-budget outcomes.
Conduct site visits and provide hands-on direction during complex or high-stakes phases.
Contract Management and Financial Oversight
Lead the review, negotiation, and management of contracts, ensuring risk is minimized and terms align with project and company goals.
Analyze and interpret contract language, deliverables, insurance requirements, and compliance issues.
Approve estimates, change orders, progress claims, and project financial reports.
Ensure all necessary permits, licenses, and insurance are in place for each project.
Client and Stakeholder Engagement
Act as the senior point of contact for clients, consultants, Indigenous partners, and community stakeholders.
Provide proactive, transparent updates and resolve concerns efficiently.
Build long-term relationships that support repeat work and strategic partnerships.
Strategic Planning, Systems Development & Reporting
Design, implement, and continuously improve internal systems that support project efficiency, knowledge transfer, and accountability.
Standardize processes and tools through SOPs, templates, checklists, and technology adoption.
Identify opportunities for systems change and operational improvement at key project milestones or organizational transitions.
Provide monthly written reports to Executive Management on project status, scheduling, profitability, and team performance.
Collaborate with leadership to drive continuous improvement initiatives.
Business Development Support
Assist with identifying and securing new project opportunities through proposals, funding applications, and competitive bidding.
Contribute to pricing and strategic positioning of new projects, especially in Indigenous, affordable housing, and childcare sectors.
Represent NUQO at industry events and maintain strong external relationships.
Team Development and Culture
Support recruitment, onboarding, and development of top project talent.
Promote a culture of safety, inclusion, learning, and accountability.
Create opportunities for learning and systems improvement through micro sessions and internal knowledge sharing.
Mentor staff and foster cross-functional collaboration.
Escalate significant concerns or team needs to Executive Management.
Minimum Qualifications and Experience
Minimum 15 years of senior construction leadership experience, with progressive responsibility and proven project delivery.
Strong construction estimation background, including budget development and cost control.
Expertise in multifamily residential construction: concrete, woodframe, and high-rise projects.
Experience with modular construction is a strong asset.
Experience managing projects with budgets of $30M+.
Proficiency in construction software such as Bluebeam, SiteDocs, and Procore.
Calm, detail-oriented mindset in a fast-paced, high-accountability environment.
Solid knowledge of the BC Building Code and construction documentation.
Hands-on experience in both field operations and project management is an asset.
Background in delivering non-market housing projects for BC Housing and CMHC is highly valued.
Experience with Indigenous, affordable housing, and community-based projects preferred.
Demonstrated ability to lead diverse teams, manage complex contracts, and ensure compliance.
Ability to provide previous 360-degree performance reviews or similar feedback is an asset.
