Development Manager (low Rise, Mid Rise, & High Rise)

Job Description


The Development Manager will be responsible for leading planning applications from initial project start-up through to development approval, and to manage design development through to permit drawings, tender drawings and construction drawings for various low, mid and high-rise projects. The focus of this role is to ultimately ensure a successful approval process & project delivery.

Responsibilities:

  • Responsible for leading development concepts for new projects and managing the advancement of all planning & development phases of the project life-cycle, from post-acquisition to start of construction, and any planning work during and after construction related to condo application registration and final closing.
  • Providing strategic input, direction and leading the municipal approvals processes including (but not limited to) Official Plan Amendment (OPA), Zoning By-Law Amendment (ZBL), Draft Plan of Subdivisions, Draft Plan of Condominium, Site Plan Approvals (SPA), Committee of Adjustment Applications (CofA), Minor Variance Applications, and obtaining all necessary construction permits.
  • Engaging Marketing Team and Product Development Team for input on project design, demographics, market conditions, suite size and mix
  • Prepare and maintain data relating to municipal development fees, charges, and incentives
  • Solicit & retain the services of architects, engineers and other applicable consultants based on project
  • Manage/direct on a day-to-day basis all multi-disciplinary consultants and project teams to ensure targets are met
  • Produce, develop & monitor project soft costs budgets & cash-flow projections
  • Produce, develop & monitor project schedules (identify risks & opportunities) in order to meet targeted sales launch & construction start dates
  • Provide regular reporting on project progress, milestones and deliverables
  • Represent the owner in all meetings, including meeting with partners, consultants, community representatives, city staff, public consultations, and vendors.
  • Develop relationships and establish new partnerships with municipalities & other governing bodies
  • Actively and continuously collaborate / communicate with various internal departments based on project needs & requirements
  • Lead, mentor and co-manage the work of one or more Coordinators/Assistant Managers/Managers ensuring both the quality of their work as well as their on-going engagement and professional growth.
  • Support HCRA licensing and Tarion applications and processing
  • Execute project transfer with complete information package to construction team.
Requirements:
  • Minimum Bachelor\xe2\x80\x99s degree in a real-estate-related field is expected: urban planning, architecture, civil engineering, or related discipline
  • Minimum 8 years of related experience within real estate development managing low, mid & high-rise developments; Preference given to candidates with specific knowledge and experience managing residential developments through multiple stages of development, expert knowledge with the local planning approval regulatory/policy framework, associated municipal processes etc.
  • Excellent and demonstrable leadership and project management skills, with the ability to prioritize multiple projects, relationships, tasks, and deadlines
  • In-depth knowledge of real estate development industry including planning, design, construction
  • Ability to understand and dissect legal / regulatory policy documents required during planning & development process
  • Strong interpersonal and communication skills, both written and verbal, with emphasis on relationship building skills.
