Design Manager Pre Construction

Port Alberni, BC, CA, Canada

Job Description

IGV Housing is transforming the way homes are built in Canada. As the country's first true Hybrid Construction System, IGV combines the speed and efficiency of off-site manufacturing with the flexibility of on-site construction to deliver homes up to 50% faster, with 80% less waste, and up to 50% more affordably.

Through our SmartCore(TM) and PrecisionBuilt systems, we offer fully integrated, scalable housing solutions that deliver cost certainty, design flexibility, and unmatched quality. IGV Housing exists to meet the urgent demand for smarter, faster, and greener residential construction--building homes that are ready for tomorrow.

Position Summary

The Design Manager-Pre Construction is the senior leader of IGV Housing's design division, responsible for overseeing the end-to-end design and engineering development of our proprietary SmartCore(TM) and PrecisionBuilt housing systems. Initially hands-on, this role will evolve to lead and grow a cross-functional design team as IGV scales its operations.

This position bridges architectural design, engineering coordination, and regulatory compliance to ensure all building systems are code-compliant, manufacturable, and optimized for performance, cost-efficiency, and scalability. This role works closely with clients, consultants, and internal stakeholders to convert input requirements into precise, build-ready shop drawings and bill of materials, supporting project delivery from design through installation.

Key Responsibilities

Act as the head of IGV Housing's design division, leading all design, drafting, and third-party engineering efforts across product lines. Manage and coordinate input from external engineers, architects, and specialty consultants to ensure cohesive, code-compliant system designs. Translate client and project requirements into optimized layouts, shop drawings, and detailed bills of materials. Lead the architectural, mechanical, electrical and structural design of IGV's SmartCore(TM) and PrecisionBuilt systems, ensuring technical excellence and ease of manufacturing and assembly. Collaborate on the integration of design with supply chain, procurement, and process engineering to support production efficiency and cost control. Optimize floor plans, wall assemblies, and layout configurations to improve functionality, build-ability, cost reductions and regulatory alignment. Maintain working knowledge of the BC Building Code, National Building Code of Canada, and CSA A277 standards (preferred), ensuring all designs meet or exceed applicable codes. Drive continuous improvement in product innovation, manufacturing design standards, and prefabricated construction methods. Develop and maintain IGV's digital design library, including standardized templates, detail repositories, and version-controlled model files. Prepare documentation packages for permitting, manufacturing, and on-site installation. Lead and contribute to prototype testing, performance validation, and iterative product refinement. Collaborate with manufacturing teams to improve design-for-manufacture-and-assembly (DfMA) processes and resolve design-related production challenges. Support business development, project delivery, and marketing with clear communication of design value and technical capability.

Qualifications

Degree in Architecture, Building Science, Structural Engineering, or a related discipline. 7+ years of progressive experience in residential design, building systems, or industrialized construction; experience in prefabrication or panelized systems is preferred. Demonstrated leadership in design management, with the ability to scale and lead a team. Expertise in building code compliance, design detailing, and multi-stakeholder coordination. Proficiency in AutoCAD, Revit, and other 3D modelling and drafting software. Strong understanding of integrated systems design, and materials performance. Experience in hybrid construction methodology is preferred. Experience coordinating across disciplines, from architectural design to structural engineering and procurement is required. Detail-oriented with strong documentation, communication, and organizational skills. Ability to work independently and collaboratively in a fast-paced, innovation-driven environment.

Must-Have Requirements

Construction Experience

Minimum 7+ years of progressive experience in residential, modular, prefabricated, or industrialized construction design. Strong knowledge of building systems, prefabrication, and design-for-manufacture-and-assembly (DfMA). Demonstrated experience translating architectural and engineering requirements into build-ready drawings for large-scale residential or multifamily projects.

Location & Onsite Presence

Must be based in the Port Alberni area or able to be onsite at IGV Housing's Port Alberni facility on a regular basis to collaborate with production and engineering teams. Willingness to be hands-on during prototyping, testing, and transition to full-scale production.

Technical Expertise

Deep knowledge of BC Building Code, National Building Code of Canada, and CSA A277 standards (or ability to quickly demonstrate competency). Advanced proficiency in AutoCAD, Revit, and 3D modelling/drafting tools for systemized residential construction. Proven ability to manage coordination between architectural, mechanical, electrical, and structural disciplines.

Innovation & Improvement

Commitment to continuous improvement and innovation in prefabrication and hybrid construction methods. Experience optimizing layouts, wall assemblies, and floor plans to improve efficiency, sustainability, and affordability.
