Overview

R\xc3\xa9sum\xc3\xa9 du poste :

Le titulaire de ce poste travaille sous une supervision minimale afin d\'obtenir de nouveaux mandats de courtage et de g\xc3\xa9n\xc3\xa9rer des nouvelles sources de revenus. Il est charg\xc3\xa9 de g\xc3\xa9rer et de n\xc3\xa9gocier l\'ensemble des transactions immobili\xc3\xa8res, du d\xc3\xa9but \xc3\xa0 la fin. Le candidat devra doter, maintenir et repr\xc3\xa9senter des acheteurs, des vendeurs, des propri\xc3\xa9taires d\'immeubles et des locataires tout en g\xc3\xa9rant leur portefeuille immobilier.



This position works under minimal supervision to secure new brokerage assignments and generate new revenue channels. This position will be responsible for facilitating and brokering the full scope of real estate transactions, from formation to closing. This candidate will be expected to acquire, maintain, and represent buyers, sellers, building owners and tenants while managing their portfolio or rental properties.

Responsibilities

Principales responsabilit\xc3\xa9s :

  • Assister les clients \xc3\xa0 trouver des biens non r\xc3\xa9sidentiels ad\xc3\xa9quats pour y exercer leur activit\xc3\xa9;
  • Assister les vendeurs \xc3\xa0 promouvoir leurs biens afin d\'attirer des acheteurs qualifi\xc3\xa9s dans un d\xc3\xa9lai raisonnable;
  • Fournir des conseils sur les ententes, les hypoth\xc3\xa8ques et les prix du march\xc3\xa9;
  • Aider \xc3\xa0 la n\xc3\xa9gociation entre acheteurs et vendeurs;
  • Coordonner les \xc3\xa9changes de propri\xc3\xa9t\xc3\xa9;
  • Remplir une s\xc3\xa9rie de fonctions de marketing, par exemple promouvoir des propri\xc3\xa9t\xc3\xa9s en les inscrivant, en r\xc3\xa9digeant des annonces ou en organisant des visites;
  • R\xc3\xa9pondre aux courriels et aux appels t\xc3\xa9l\xc3\xa9phoniques en temps utile;
  • Participer \xc3\xa0 des \xc3\xa9v\xc3\xa9nements de r\xc3\xa9seautage et \xc3\xa0 des ateliers occasionnels afin d\'accro\xc3\xaetre sa r\xc3\xa9putation sur le march\xc3\xa9 du courtage;
  • G\xc3\xa9rer les inscriptions et les relations avec les clients existants;
  • R\xc3\xa9diger des contrats et des documents juridiques relatifs \xc3\xa0 la transaction immobili\xc3\xa8re;
  • G\xc3\xa9rer un portefeuille de propri\xc3\xa9t\xc3\xa9s locatives;
  • Effectuer des t\xc3\xa2ches administratives et de bureau selon les besoins.

  • Assist clients in finding suitable non-residential properties to run their business from;
  • Assist sellers in promoting their properties to attract qualified buyers in a reasonable amount of time;
  • Provide guidance on agreements, mortgages, and market prices;
  • Assist with negotiations between buyers and sellers;
  • Coordinate exchanges of ownership;
  • Fulfill a range of marketing functions, e.g., promoting properties by listing, writing advertisements, or arranging viewings;
  • Respond to emails and phone calls in a timely manner;
  • Participate in networking events and occasional workshops to expand reputation in the brokerage market;
  • Manage listings and existing client relationships;
  • Draft legal contracts and documents relating to the real estate transaction;
  • Manage a portfolio of rental properties;
  • Office and administrative work as needed.
Qualifications

Qualifications et aptitudes recherch\xc3\xa9es :
  • Permis de courtage immobilier commercial actif;
  • Permis de conduire requis, capacit\xc3\xa9 \xc3\xa0 se rendre chez les clients et dans les bureaux d\'Avison Young;
  • Excellentes aptitudes de communication \xc3\xa9crite et orale;
  • Solides comp\xc3\xa9tences en mati\xc3\xa8re de r\xc3\xa9seautage et de relations interpersonnelles;
  • Capacit\xc3\xa9 \xc3\xa0 r\xc3\xa9pondre aux courriels et \xc3\xa0 s\'adapter aux nouvelles technologies, aux nouveaux syst\xc3\xa8mes et aux nouveaux processus;
  • Capacit\xc3\xa9 \xc3\xa0 communiquer avec les clients et \xc3\xa0 comprendre leurs demandes;
  • Capacit\xc3\xa9 \xc3\xa0 maintenir une position stationnaire de mani\xc3\xa8re fr\xc3\xa9quente;
  • Capacit\xc3\xa9 \xc3\xa0 se d\xc3\xa9placer pour mener \xc3\xa0 bien des affaires ainsi que pour travailler en r\xc3\xa9seau et participer \xc3\xa0 des ateliers, le cas \xc3\xa9ch\xc3\xa9ant.

  • Active Commercial Real Estate License;
  • Driver\xe2\x80\x99s License required, ability to drive to and from client and Avison Young offices;
  • Excellent written and verbal communication skills;
  • Strong networking and interpersonal skills;
  • Ability to respond to emails and adapt to new technology, systems, and processes;
  • Ability to communicate with clients and comprehend their requests;
  • Ability to maintain a stationary position on a frequent basis;
  • Ability to travel for deal leads in addition to networking and workshops as necessary.
