We're a design-build company specializing in small multi-unit developments (4-12 units) optimized for CMHC MLI Select. We don't just design--we build every project ourselves.


Our model is simple:

standardized, modular builds that we can repeat at speed.

Same floor plans, same energy specs, same flat urban lots. This lets our in-house architecture, energy modeling, surveying, and construction teams work like a production line.


We need a multi-discipline engineer who can handle our complete engineering stack--primarily civil site work (every project) plus electrical, HVAC, structural, and plumbing as needed. Help us scale from 12 projects next year to doubling or tripling annually. Our mission:

What You'll Own

Team Coordination




Work seamlessly with our surveyor, architect, energy modeler, and project manager Lead the engineering component of permit submissions Participate in design reviews to catch issues early across all disciplines

Civil Engineering (Every Project - Primary Workload)

Concept to Permit (Target: 30 days)




Lot grading & drainage plans (stamped) Site servicing & utility plans (stamped) Stormwater management & erosion control briefs (stamped) Traffic/landscape/lighting memos when required

Additional Engineering Disciplines (As Needed)

Electrical Engineering:




Service entrance design and panel schedules Basic residential electrical layouts Exterior lighting and photometric analysis

HVAC Engineering:




Heat pump sizing and HRV/ventilation design Basic ductwork layouts and energy efficiency integration

Structural Engineering:




Foundation design and beam sizing beyond Part 9 prescriptive limits Custom structural elements as needed

Plumbing Engineering:




Residential plumbing layouts and DHW system design

Permit Management




Respond to municipal comments within 48 hours across all disciplines Iterate until permit issued (goal: first-pass approval)

Construction Support




Key site visits (pre-pour, final grading, systems commissioning) Final compliance letters for occupancy

Compensation Structure

Base:

Fixed fee per project covering all required disciplines (quote your comprehensive rate)


Speed Bonuses:




+5% if submitted within 30 days +10% if permit approved on first submission

Multi-discipline premium:

Higher project value than single-discipline contractors


Volume:

10+ projects year one, scaling rapidly


Career Track:

Must-Haves


---------------


P.Eng. licensed in Nova Scotia + Certificate of Compliance

Civil engineering expertise:

3+ years civil site design (grading, drainage, servicing) for residential/light commercial

Multi-discipline capability:

Licensed and experienced in at least 2 additional disciplines (electrical, mechanical/HVAC, structural, plumbing) Proven sub-60-day permit approvals in HRM or comparable NS municipalities Proficient in Revit (preferred) or Civil 3D, plus relevant MEP software Fluent with HRM Municipal Design Guidelines, rational method, LID techniques Self-managed and comfortable with "ship perfect, ship fast" culture
