Reporting to the Senior Vice President, Urban Development, the Project Manager will oversee third-party developers and general contractors to ensure townhouse and stacked townhouse construction projects are delivered on time and within budget. You will collaborate with external resources to ensure building designs, value engineering, permitting and pro-forma budgets are aligned with the objectives of KingSett's development program. This is a 2-year contract opportunity.

Role Responsibilities
Evaluate site plans and building designs, offering feedback on functionality and value engineering.
Oversee external resources on site on a weekly basis.
Work with third-party developers and contractors to execute construction projects, including contract negotiation, tender analysis, bid levelling and scope analysis, site inspections, and expenditure/change order approvals, ensuring delivery within timeline and budget.
Work closely with external construction and asset management teams to drive project success and meet key milestones and schedules.
Oversee the creation of detailed financial models incorporating revenue forecasts, cost estimates, and project schedules.
Prepare quarterly and ad hoc progress reports, monitoring financial performance and timelines for active developments.
Foster and maintain strong relationships with key external stakeholders including municipal authorities, contractors, and project partners.

Candidate Profile
Minimum of 8 years' relevant work experience managing stick built stacked and traditional townhouse development projects, with direct development management experience in the residential sector.
Solid knowledge of residential design principles and general construction methodologies.
Exceptional written and verbal communication skills, capable of articulating complex concepts to both technical and non-technical stakeholders.
Demonstrated strength in decision-making, project coordination, and analytical thinking.
Deep understanding of development economics, including proforma modeling and financial feasibility assessments.
Proficient in Microsoft Office Suite, particularly Outlook, Excel, and PowerPoint.
Must be able to reliably commute to various work sites across the Greater Toronto Area, including Mississauga, Brampton, and Markham.
