The
Construction Estimation, Budgets, & Contract Analyst
will play a critical role in overseeing the financial planning and contractual aspects of our construction projects. This individual will be responsible for developing accurate budgets, managing requests for proposals (RFPs), providing precise cost estimates, and overseeing contract management. The ideal candidate will possess strong analytical skills, attention to detail, and the ability to work collaboratively with various internal teams and external partners.
The
Construction Estimation, Budgets, & Contract Analyst
will report to the Senior Director, Construction, for RFP development, contract creation, budget management, and contract management. The Construction Estimation, Budgets, & Contract Analyst will also be responsible for updating internal construction managers on budget performance.
Key Responsibilities:
Request for Proposals (RFPs):
Prepare and manage the RFP process for various construction projects, including drafting, issuing, and evaluating proposals.
Coordinate with internal teams and external vendors to gather necessary information and ensure RFPs are comprehensive and accurate.
Analyze and compare bid proposals, making recommendations for vendor selection.
Estimating:
Develop detailed and accurate cost estimates for construction projects, including materials, labour, and equipment.
Conduct thorough reviews of project plans and specifications to ensure all project requirements are captured in the estimates.
Stay on top of market surveys and market costing as we enter new markets and expand in current markets.
Perform takeoffs for construction materials and the contractor's scope of work.
Update and maintain a database of unit costs and productivity rates.
Budget Management:
Develop and maintain detailed project budgets, ensuring alignment with overall project goals and financial constraints.
Work with Site Superintendents and the Accounting Division to monitor project expenditures and report on variances to the Senior Project Manager and Project Managers.
Collaborate with project managers to adjust budgets as necessary based on project scope changes and unforeseen costs.
Contract Management:
Draft, review, and negotiate contracts with vendors, subcontractors, and suppliers.
Ensure all contracts comply with legal and company standards and are aligned with project goals and budgets.
Work with Construction Managers to monitor contract performance, ensuring all parties adhere to terms and conditions.
Facilitate contract changes and amendments, maintaining comprehensive records of all contract documentation, in cooperation with construction teams.
Resolve contract disputes and issues in a timely and effective manner.
Collaboration and Communication:
Work closely with Planning and Development, Construction, and Accounting Divisions to ensure seamless communication and coordination of estimating, budgeting, and contract management activities.
Maintain strong relationships with external vendors and contractors to support effective negotiation and procurement processes.
Skills and Qualifications:
A minimum of five (5) years of experience in budgeting, estimating, contract management, or a related financial role within the construction industry.
Strong understanding of construction processes, materials, cost structures, and contract law.
Proficiency in financial and project management software, such as BuilderTrend, Monday.com, and Microsoft Office Suite.
Excellent analytical, organizational, and communication skills.
Ability to work in a fast-paced environment and manage multiple projects simultaneously.
Strong problem-solving abilities and attention to detail.
Must be legally eligible to work in Canada (i.e. Permanent Resident or Canadian Citizen).
Compensation Package:
Benefits:
Dental and medical benefits package. 80% of the cost is covered by Avana. Option for the employee to purchase disability and life insurance.
Pension Plan:
The Pension Plan will commence at the start of your second year of employment. 2% of salary matched in year two, 3% of salary matched in year three, 4% of salary matched in year 4 and 5% of salary matched in year 5.
Vacation Entitlement:
20 business days per year. Must be accumulated prior to taking them.
Annual Bonus:
Opportunity to earn up to 10% of salary as an annual bonus.
Parental Leave:
Once an employee has worked a full year (12 months) at Avana, they are eligible for four (4) months of salary top-up to $15,000, with ongoing benefits based on the terms stated above. Pension matching will not apply for the duration of the period of leave. If an employee provides their resignation within 24 months of the paternal leave return date, the total amount of the salary top-up will be repaid to Avana.
Probation Period:
The probation period is 90 days from the start date.
