Gracorp is an experienced real estate developer that has evolved from a nearly century-old, established construction company, the Graham Group. We are passionate about transforming spaces and communities.Located in the core of beautiful downtown Vancouver, Gracorp\xe2\x80\x99s British Columbia group is currently developing several multi-family projects across the Lower Mainland, totaling a value of approximately $1.3B. As we are growing, we have an opening for a talented and experienced Construction Development Manager with in-depth expertise in the construction management phase of projects.As a Construction Development Manager at Gracorp, you will:

• Lead the preconstruction and construction phases of projects, with involvement from initial concept to project closeout.
• Provide constructability and value engineering input leading up to Development Permit approval.
• Collaborate with architectural and engineering consultants to drive the detailed design.
• Collaborate with Graham\xe2\x80\x99s construction group in optimizing project schedules and budgets to drive project success.
• Assist with budget reviews and work with internal accounting staff to process payments and prepare internal project reports.
• Move projects through the building permit process, with regular input and guidance from senior management.
• Manage scheduling, decision documentation and change orders during construction phase.
• Monitor the performance of project team consultants, suppliers, and contractors.
• Support internal and external relationships, including public and private sector clients, joint-venture partners, financial partners, specialist subcontractors, and other stakeholders.
• Ensure quality control of the finished product, and handover to property management team.

Qualifications

• 8+ Years of experience in construction and real estate development.
• A relevant education in Architecture, Urban Planning, Engineering, Real Estate or related field.
• Knowledge of AutoCAD and Bluebeam preferred.
• Proven track record of managing development projects from start to finish.
• Experience & thorough understanding of the specific needs, codes, regulations pertaining to building concrete multi-family development projects in BC.
• Strong business acumen with proven communication, collaboration, and negotiation abilities.
• Proven decision-making abilities related to budget, design, and expenditures.
• Possess a team-first mentality, balancing humility and ambition to drive results.

Compensation:

• $126,500 - 175,000 per annum

• Salary will commensurate with education and experience

• 3 to 5 weeks of vacation per year, with credit for prior industry experience
