Holly Park Condominiums is seeking a skilled and proactive Building Operator to oversee day-to-day operations, maintenance, and resident relations.
The successful candidate will take pride in keeping the property safe, clean, and running smoothly, acting as the key on-site representative for both the Condominium Board and Management Company.
Key Responsibilities
General Operations
Maintain the building and grounds to ensure they are safe, well-kept, and operating efficiently.
Take personal pride in the appearance and functionality of the property.
Conduct regular walk-throughs of the property ("Management by Walking Around") to identify and resolve issues proactively.
Prioritize and complete maintenance tasks, determining when to escalate larger repairs to the Property Manager or Board.
Communication
Provide regular updates and detailed reports to the Property Manager.
Respond to resident inquiries in a professional and courteous manner.
Distribute welcome packages to all new owners and tenants.
Post notices and relay information on behalf of management or the Board.
Supervision & Coordination
Manage building maintenance and repairs in accordance with Board directives and corporate policies.
Oversee move-in/move-out procedures and ensure elevator protection pads are installed and removed promptly.
Schedule and oversee lounge rentals, including cleaning and coordination with management.
Supervise on-site cleaners, maintenance staff, contractors, and service personnel.
Provide building and unit access for inspections, repairs, and projects.
Be available after hours and on weekends for emergencies, weather events, or urgent issues.
Assist with planning and implementing maintenance and improvement projects.
Maintenance & Repairs
Perform hands-on repairs such as drywall patching, painting, and lighting replacements.
Conduct routine maintenance of rooftop and mechanical systems (boilers, compressors, water softeners, air make-up units, emergency generator, etc.).
Maintain garbage and recycling areas to ensure cleanliness and contractor compliance.
Oversee pool and hot tub operations -- including daily water testing, chemical balancing, temperature adjustments, and area cleanliness -- in compliance with City of Calgary requirements.
Keep detailed maintenance and inspection logs.
Safety & Security
Perform monthly fire tests and ensure Fire Safety Plan compliance.
Monitor and maintain emergency equipment (generator, lighting, fire systems).
Manage and track electronic security access (key fobs and cards).
Ensure all safety systems are functional and properly documented.
Mechanical Oversight
Monitor boiler temperature, pressure, and water levels; maintain daily logs.
Inspect compressors, water softeners, and pool heaters.
Check mechanical and gas rooms, roof areas, and air make-up units regularly.
Replace filters, belts, and light bulbs as needed to prevent downtime.
Run the emergency generator biweekly and record activity.
Qualifications
Proven experience in residential, condominium, or commercial building maintenance.
