The remarkable and sustained growth of Toronto has placed an acute focus on the University of Toronto's real estate assets across all three campuses. These assets are limited, requiring thoughtful and strategic utilization to ensure that the University's long term academic vision is preserved and enhanced. Most recently the University has developed its "Four Corners" policy framework that sets forth the ambitious double bottom line goal of activating its real estate assets to address critical need for on-campus housing, office space, innovation space, attractive retail, and other amenities, while also generating a sustainable source of revenue for the University. The Real Estate division is responsible for executing such policy framework, including all commercial leasing efforts for its existing assets and future real estate development projects.

Your opportunity:

The Commercial Leasing Analyst will be integral to realizing the Four Corners strategy. The Commercial Leasing Analyst will be responsible for all commercial leasing activities and report directly to the Director of Real Estate. The incumbent
will negotiate and execute space leases, ground leases, licenses, easements and other legal contracts, as necessary, for office, retail and/or industrial/warehouse assets. The Commercial Leasing Analyst will participate in decision-making regarding design, marketing, leasing and property management strategies for future development projects. The Commercial Leasing Analyst will prepare presentations and reports on property-specific and/or portfolio-level leasing metrics, such as forecasting leasing revenues. The Commercial Leasing Analyst will also lead the leasing of academic space in buildings not owned by the University. The Real Estate division is a lean but ambitious team, and therefore the Commercial Leasing Analyst must be able to work independently with minimal supervision and communicate effectively when required.

Your responsibilities will include:

  • Developing complex business contracts by applying contract law, including space leases, licenses, easements, ground leases, etc.
  • Ensuring contracts and agreements prepared by others are consistent with University policy and standards
  • Settling lease agreements and contract terms with prospective tenants and/or brokers
  • Responding to and resolving tenant complaints
  • Fostering cooperative working relationships with a wide variety of internal and external contacts
  • Preparing draft statistical reports and summaries from data collected
  • Maintaining a database
  • Providing guided tours of facilities
Essential Qualifications:
  • Bachelor's Degree plus Professional Designation or acceptable combination of equivalent experience.
  • Six to seven years of commercial leasing experience for office and/or retail assets
  • Minimum two to three years leasing experience within an institutional environment
  • Advanced skills in Microsoft Excel is required for rent roll tracking, net present value analysis, and revenue forecasting
  • Advanced skills in Microsoft Powerpoint is required to draft presentations and/or marketing materials
  • Strong communication, negotiation and project management skills are required for day-to-day leasing activities
Assets (Nonessential):
  • Existing relationships with landlord and/or tenant brokers in the City
  • Familiarity with Argus Enterprise a plus for revenue forecasting

USW Pay Band 15 -- $86,011 with an annual step progression to a maximum of $109,993. Pay scale and job class assignment is subject to determination pursuant to the Job Evaluation/Pay Equity Maintenance Protocol.
