Job Summary



The Commercial Building Manager ensures that all phases of assigned properties with regards to by laws, mechanical, electrical, plumbing and all building utilities including up-keeping of property premises will operate smoothly and efficiently by planning and implementing procedures and protocols in accordance with the Company standards and governing laws on a daily basis to meet building operations objectives. This involves managing financial and operational matters, overseeing tenant move-out and occupant preparations for new tenants, filling vacancies, handling tenant relations, enforcing guidelines and standard rules in line with property lease agreement and overseeing maintenance and overall wellness of the properties.

WORK WEEK:



The Commercial Building Manager will work during regular business hours, Monday to Friday, for 37.5 hours per week (not including a 30-minute unpaid meal break per day). Occasional overtime may be required.

LOCATION:

570 Dunsmuir Street, Vancouver. The location for this position may vary based on operational needs. Flexibility to travel between and work at other locations will be required as needed.

REQUIREMENTS



Property Management Certification Minimum 3 years of experience managing commercial buildings, including hands-on oversight of building systems and tenant coordination Experience working directly with retail front tenants, including handling service requests, lease compliance, and operational needs Strong knowledge of BC building codes, fire and safety standards, and WorkSafeBC practices Strong understanding of commercial lease agreements, including interpretation, enforcement, and coordination of lease obligations Proficiency in English, including report writing and tenant communications Flexible with a 'team player' attitude Ability to take initiative and complete tasks as assigned Ability to lift objects up to 50 pounds Ability to establish and maintain good working relationships with others Be able to safely walk, climb ladders and stand for extended periods Be able to operate a scissor lift to reach high ceilings (training is available) Be able to operate floor cleaning machinery, such as an auto scrubber Be able to sit, climb, balance, kneel, crawl, push, pull, and stretch to fulfill the required cleaning and maintenance The employee must frequently lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision and the ability to adjust focus duties.

RESPONSIBILITIES



Analyzes problems under the properties assigned and finds the best solution for the tenant and property owner Overseeing the installation, maintenance, and repair of equipment and machinery Serving as a point of contact between the property owner and renters Overseeing the daily administration of the property Troubleshooting and responding to after-hours issues regarding the facility Addressing tenant complaints and inspecting vacated units. Contracting and supervising repairs and maintenance work. Handling operating and maintenance expenses. Maintaining records of income, expenses, signed leases, complaints, maintenance, etc. Preparing reports on the mechanical, electrical, and plumbing performance of properties. Create and enforce commercial lease agreements, ensuring both landlord and tenant obligations are met Monitoring and overseeing terminated leases and initiating eviction proceedings. Oversee, maintain, and inspect all designated buildings and properties. Coordinate ongoing maintenance and inspections to comply with all relevant laws, codes, and company policies. Manage on-site staff, and vendor and contractor relationships. Supervise all properties staff and third party vendors Address tenant complaints, violations, and problems. Establish and maintain relationships with tenants. Visit sites regularly to verify the quality of maintenance and construction by contractors, as well as the required insurance certificates. Manage daily property requirements and plan capital improvements by regularly inspecting properties for damage and inefficiencies. Collaborate with vendors and contractors, and coordinate with tenants, to expedite completion of work. Prepare team members to respond in emergency and crisis situations. Attend board meetings and present routine reports on activity, property inspection, structural integrity, and lighting. Manage the building operations of the properties which includes Janitorial and maintenance operations. Manage and oversee all mechanical operating permits of the properties. Other duties as assigned by the VP of Operations

Tools and Equipment Used



Multi-line telephone system, computer, Internet, word and math processing programs, various building automated system software programs, copy machine, postage machine, fax machine, calculator, and scanner.

Work Environment



The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. The noise level in the work environment is usually quiet to moderately noisy in the building and can be moderately noisy when outside. Construction environment due to tenant improvement and properties development and maintenance will be a huge part of the working condition.

Pay: $65,000.00-$70,000.00 per year
