We are seeking a highly strategic
Chief Financial Officer (CFO)
to join our leadership team and build a best-in-class in-house finance department. This role is pivotal as we transition away from reliance on external accounting firms and bring all core financial functions internal.
Position Overview
The CFO will oversee all financial operations across the company's development pipeline, construction projects, rental properties, and future investment structures. This role includes long-term financial planning, tax strategy, lender relations, capital raising, investor management, government bidding support, and structuring for future REIT or fund formation.
A key mandate for this position is to
establish an internal accounting and finance team
, replacing the majority of work currently done by external accountants and building efficient, scalable in-house systems.
Execute financial strategies that support growth in rental housing, development acquisitions, government bidding, and civil construction.
Lead forecasting, modeling, and capital planning for multi-year projects and upcoming developments.
Guide ownership on investment decisions, expansions, and long-term financial structuring.
Development & Construction Finance
Oversee pro formas, feasibility analysis, and return modeling for upcoming and active developments.
Manage construction draws, project cost controls, cash flow forecasting, and financial reporting.
Provide insights into cost-to-complete, variance analysis, and long-term project profitability.
Government Bidding, Grants & Procurement
Support RFP responses, tenders, and government contract submissions with detailed financial breakdowns.
Ensure compliance with government financial standards, bonding, insurance, and audit requirements.
Identify, apply for, and manage
government grants
and incentive programs relevant to development and construction.
Corporate Financial Management
Lead the full transition from external accounting firms to a
fully internal accounting team
.
Oversee corporate tax filings, year-end preparation, entity structuring, and financial compliance.
Implement internal controls, financial systems, and standardized reporting across all companies.
Manage consolidated statements, cash flow planning, and multi-entity reporting.
Capital Raising, REIT Exploration & Investor Relations
Lead
capital raising initiatives
(equity partners, private investors, institutional capital).
Manage investor communications, performance reporting, and financial packages.
Explore and potentially structure the formation of a
REIT or real estate fund
for long-term rental holdings.
Ensure compliance and documentation for investor relationships and entities.
Lender & Banking Management
Main liaison with construction lenders, mortgage providers, and financial institutions.
Negotiate financing terms, renewals, refinancing, and covenant compliance.
Maintain strong lender relationships to support development and long-term asset growth.
Risk Management & Compliance
Develop risk mitigation strategies across all active projects and corporate entities.
Maintain compliance with provincial/federal regulations and corporate governance standards.
Oversee insurance, bonding, and financial risk management.
Team Leadership
Build and lead a high-performing internal finance and accounting department.
Mentor staff, implement training, and create upward career pathways.
Establish a culture of accuracy, accountability, and proactive financial management.
Qualifications
CPA designation required; MBA or other advanced credentials strong assets.
Experience in real estate development, construction finance, capital markets, or related industries.
Strong background in tax strategy, multi-entity accounting, and transitioning companies to in-house financial capability.
Proven experience with capital raising, investor relations, lender negotiations, and development modeling.
Familiarity with REIT or fund structures is an asset.
Strong communication and leadership skills with a hands-on, solutions-oriented approach.
