The Live-In Rooming House Caretaker is responsible for the day-to-day maintenance, security, and management of the property. The caretaker ensures the building and common areas are clean, safe, and well-maintained, while supporting a respectful living environment for tenants. This role requires on-site residence and availability for after-hours emergencies.
Key Responsibilities
Property Maintenance & Housekeeping
Inspect and maintain common areas, washrooms, hallways, and exterior grounds.
Perform light repairs and raise issues to owner for larger repair issues.
Maintain cleanliness of shared spaces and manage garbage/recycling.
Tenant Relations & Administration
Serve as first point of contact for tenant inquiries, complaints, and emergencies.
Enforce house rules and lease terms.
Turn over rooms for rent, cleaning, painting, drywall repairs.
Conduct move-in/move-out inspections and maintain records.
Report tenant issues, damages, or safety concerns to management.
Health, Safety & Security
Monitor property for safety, cleanliness, and secure access.
Conduct fire safety checks and respond to emergencies (leaks, lockouts, disturbances).
Ensure entrances and walkways remain clear and safe.
Recordkeeping & Communication
Maintain daily logs of maintenance, inspections, and tenant interactions.
Report ongoing maintenance or behavioral issues to management.
Coordinate contractor access and assist with scheduled inspections.
Qualifications
Experience as a caretaker, superintendent, or maintenance worker is required.
Basic plumbing, electrical, and general maintenance skills.
Strong communication, problem-solving, and conflict-resolution skills.
Reliable, organized, and able to work independently.
On-site residence required with availability for after-hours emergencies.
