Our strata is looking for a live-on-site caretaker (individual or couple) to manage the day to day operation of a 250 unit mixed use (Condo, Townhouse and Recreation Centre) complex, spread over 13 acres. We are looking for an accountable self-starter who takes pride in their work, with good communication skills and a pleasant personality as they will be interacting with Owners and Trades People. This individual will pay attention to detail, and have a concern for safety. Attributes also include office management, scheduling and organizing, problem solving abilities and being a quick learner to understand the dynamics of our Strata. This is a 40 hour per week position, with availability for paid overtime, and attendance to after-hours emergencies as required.
Experience Required:
? Minimum of 3 - 5 years' experience in the day to day operations of a strata
? Proven work experience in a construction, building management or similar environment
? Must be bondable, possess a valid driver's licence and have access to a vehicle
? Must be competent with the use of a computer, Gmail, Google Calendar, and Microsoft Office Software
? Proficiency in spoken and written English, clear handwriting is an asset
? Ability to lift up to 70 pounds, walk the property (13 acres), bend, climb ladders, safely operate small machinery (leaf blower, power washer, snow blower), and meet similar physical demands
? Technical diploma in operations or similar is an asset
? Certification to manage a commercial pool (balance chemicals and daily review), or willingness to successfully complete this certification with no cost to the employee
There is a probationary period of 3 months, with performance reviews at 3, 6 and 12 months. Performance reviews will then be completed yearly after the first year of employment.
The Resident Caretaker will provide services under the guidance of the Strata Council and Property Manager. General duties include the efficient operation of the property such as meeting with tradespeople, daily inspections of common property noting areas requiring attention and completion of the necessary repairs where possible, some minor mechanical, small engine repair and maintenance or structural repairs (i.e. fence board repairs), swimming pool and hot tub maintenance, and office work such as maintaining the Strata filing system, Rec Centre bookings, access devices, damage deposits for move in's and out's, etc. A daily log book and monthly report are required. Full details of daily requirements will be discussed during interviews. Janitorial and Landscaping and snow removal services are performed by contractors, only assistance in these areas may be needed from time to time.
